Security Deposit

• You must pay the bond amount equivalent to 2 weeks' rent for stays of 4+ weeks & 4 weeks' rent for stays of 16+ weeks.

Additional Fees

• Linen Pack - AU$150 for Purchase or AU$50 for Rental
• Check out Cleaning Fee - AU$130 for single room or AU$65 for other room types
• Please note: You must be required to pay additional fees for repairs or replacements related to communal areas, kitchens, rooms, and bathrooms, as well as any other necessary repairs, cleaning costs, or charges related to laundry, parties and gatherings at the property.

Booking Deposit

• You will be required to pay a placement fee of AU$250 at the time of booking.

Pay In Instalment

• 1. Payment in full.
• 2. Payment in installments.

Cooling Off Period

• If you cancel your booking more than four weeks before check-in, all weekly fees will be fully refunded. However, the placement fee remains non-refundable.
• If you cancel within four weeks of check-in, you will lose the first four weeks’ payment along with the placement fee. Any additional weekly fees paid will be refunded.
• If you cancel within two weeks of check-in, you will forfeit the first eight weeks’ payment and the placement fee. Any extra weekly fees paid will be refunded.

Replacement Tenant Accepted

• If you choose to terminate your contract after checking in, you will forfeit the remaining rent unless a refund is approved.
• A refund of the remaining rent and security deposit (minus an administrative fee equal to one week's rent) may be granted if:
• You secure a replacement tenant, subject to approval by the property.
• You continue paying rent until the replacement tenant takes over.
• The accommodation is maintained in good condition, with no damages incurred.
• Your security deposit cannot be used for rent but may be applied toward cleaning costs, property or furniture damages, or any fines incurred.
• Refunds will be processed via bank transfer and may take up to three weeks from the check-out date.

Other cancellation policies

• BOOKING CHANGE POLICY
• To modify your booking, you must notify the property in writing at least two weeks before your original check-in date.
• If at least two weeks’ notice is given, a AU$150 change fee will apply, and all remaining payments will be transferred to your updated booking.
• If less than two weeks’ notice is provided, a fee equivalent to two weeks of accommodation charges will apply.
• The AU$150 change fee will be waived only in cases of visa delays or course schedule changes, provided written notice is submitted at least two weeks before the original arrival date. In such cases, your booking can be deferred until your visa is granted or your course is rescheduled.
• If written notice for visa or course-related changes is given less than two weeks before arrival, a two-week accommodation charge will apply.

No Visa No Pay

• If your visa application is rejected, you will receive a full refund, including any deposit paid, upon submission of the Visa Refusal Notification — provided you give at least two weeks’ notice to the property before your scheduled arrival. The placement fee remains non-refundable.
• If you notify them less than two weeks before arrival, the placement fee and four weeks’ rent will be retained. Any remaining balance will be refunded.
• For any other modifications, the standard cancellation policy — including notice periods and penalties — will apply.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
