*Long stays for students and working professionals are possible depending on the time of year (please contact me for availability and discounts).* *For mutual safety due to an increase in 3rd-party bookings, please complete your basic profile including a photo to confirm identity before booking a room.* *For guests who plan to stay with their pet(s), please include your pet's breed and any medical conditions such as allergies if applicable.* The house and rooms are beautifully furnished and located only 2.5km (1.5 miles) from downtown Sendai, just minutes from Kawaramachi Subway station and 3 short stops on the subway to Sendai Station! The whole house is climatized so it is nice and warm during winter and cool even during the hot summer months. Rooms are equipped with new split-type A/Cs, Sony flat screen TVs (Google TV), blackout curtains + lace, double-glazed soundproof windows, steel-frame beds, air purifiers, several LED lighting fixtures, desks and chairs, carpeted floors and some sound-absorption wall panels. Premium 100% organic cotton beddings are also used on top of orthopedic memory foams and mattresses. An ideal location for international students, work-study, researchers, teachers, interns, etc. with lots of convenient stores, groceries, pharmacy, restaurants, dry cleaning, coin laundry, pet grooming etc. within a few minutes walk. For guests arriving with lots of luggage or travelling with pet(s), airport pick-up via large-size SUV is available with advanced notice. For more specific accommodation needs, please message me. For those travelling with pet(s), please keep them in their crate when not at home and please make sure that they do not cause any damage to the property. Pets can freely use the garden (fenced and gated). I can also help pet sit depending on schedule. Please book a few months in advance so I can block out the other rooms. There is only 1 designated "Pet-Okay" room which is on the 1st floor with direct access to the garden. Other rooms cannot be booked. Please note that the house is next to the JR commuter railway (operates only during normal hours), and although the house is equipped with soundproofing windows/panels, those who are sensitive to train noise may not find the location suitable.

- *Since this is a homestay, only 1 guest per room is allowed. If you have a partner/friend/family visiting, please arrange accomodation accordingly. In some situations, a partner/friend/family can stay in the same room for only 1 night and no more than once a week.
- *Please avoid eating "meals" in the 2nd floor rooms as the smell may bother other guests. When cooking, please turn the exhaust fan to MAXIMUM POWER and leave it on until the smell dissipates.
- *A washer and dryer is available for personal clothes. For heavier winter coats, please use the coin laundry that is located just a few minutes walk from the house. All beddings are thoroughly cleaned before guests arrive, and beddings and mattresses are also replaced periodically. Air purifier and A/C filters are replaced periodically as well.
- *Although there is no "curfew", please be considerate and come home at a decent time as there may be other guests staying at the house as well.
- *Due to the popularity of Sendai and location of the house, there may be back-to-back bookings. Please check-out in accordance with your itinerary. Under some conditions, an extension may be possible for up to 1 week after your original check-out date.
- *Balance is due upon arrival in Japanese Yen (Cash, Revolut, WISE, Local Bank Transfer). For work-study guests staying more than 90 days who may have difficulty paying the balance upon arrival, please contact me in advance.
- *Smoking, including e-cigarettes are not permitted in the house. If you smoke either traditional tobacco or e-cigarettes, please refrain from making a booking, thank you.
