Mode Of Payment

• Mandatory for every lease, even if paying in full
• Guarantor:
• Must not be in full-time education
• Can be a non-UK resident
• Cannot act as your own guarantor
• The guarantor is responsible for:
• Unpaid rent or damages
• Tenancy Agreement must be:
• Signed by the tenant and guarantor, then countersigned by the landlord

Cooling Off Period

• Cooling-off period of 3 days from the date of the Reservation Agreement
• Cancellation must be submitted via the online Cancellation Request Form on the property website.
• Full refund of Holding Payment if cancelled within the cooling-off period
• After the 3-day Cooling-Off Period, the Holding Payment, deposit, or advance rent paid will not be refunded under any circumstances, including if the student does not receive a visa.

No Visa No Pay

• Cooling-off period of 3 days from the date of the Reservation Agreement
• Cancellation must be submitted via the online Cancellation Request Form on the property website.
• Full refund of Holding Payment if cancelled within the cooling-off period

No Place No Pay

• Applicable if the student fails to obtain the required grades and does not have student status for the 2026/27 academic year
• Must provide sufficient supporting evidence (e.g., UCAS or official documentation)
• Requests and evidence must be submitted via the online Cancellation Request Form on the property website.
• If the request is submitted before the tenancy start date (and no check-in):
• Released from obligations from the tenancy start date
• Evidence must be submitted within 4 weeks of the cancellation request
• If the request is submitted after the tenancy start date:
• Released 4 weeks after sufficient evidence is provided
• Liable for rent from the tenancy start date until the release date

Replacement Tenant Accepted

• Tenant is responsible for finding a suitable replacement tenant
• Replacement tenant must be approved at the landlord’s sole discretion
• Replacement tenant must:
• Sign a Tenancy Agreement
• Pay any required deposit before the takeover date
• Liability ends from the start date of the replacement tenant’s tenancy
• Release is only granted if:
• All outstanding dues are cleared in full
• Requests for replacement after tenancy start are:
• Subject to availability and the landlord’s discretion

Early termination by students

• Includes serious medical grounds or bereavement
• Must meet Cancellation Criteria under the Code
• Requires sufficient supporting evidence
• Evidence requirements determined by the landlord (acting reasonably)
• May require official documentation
• Requests and evidence must be submitted via the online Cancellation Request Form on the property website.
• Release conditions:
• Before tenancy start: release effective from the tenancy start date
• After tenancy start: release effective 4 weeks after evidence submission

Other cancellation policies

• All cancellation requests must be submitted via the online Cancellation Request Form on the property website, with supporting evidence uploaded at the same time.
• Each request is reviewed against the cancellation policy and the student is contacted directly with the outcome.
• Landlord may:
• Approve the request, or
• Request additional information
• Failure to provide sufficient evidence may delay the decision
• Deposit refund:
• Returned after release
• Subject to deductions for:
• Unpaid rent up to the cancellation date
• Damages to the room/flat
• Early end of the academic year or exams does not qualify for cancellation

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
