Mode Of Payment

• Payments can be made using a credit card or debit card.

Guarantor Requirement

• A guarantor is required only if the student wishes to pay rent in installments.
• UK and international guarantors are accepted for students choosing to pay rent in installments.
• Students without a guarantor must pay the full rent amount in July.
• Completion of guarantor requirements forms part of a completed booking where applicable.

Booking Deposit

• For 26 - 27 AY:
• £99 advance rent required to secure booking.
• Treated as advance rent payment.
• For 25 - 26 AY STL:
• No deposit is required for summer stays.
• Full payment must be made before arrival.
• The booking is not secured until payment has been received.

Additional Fees

• £200 non-refundable tenancy takeover fee applies when a replacement tenant is used for tenancy transfer.

Pay In Instalment

• For 26 - 27 AY:
• Rent can be paid in 4 installments throughout the year.
• Monthly Instalments Available
• Instalment dates align with university terms for students receiving loans or scholarships.
• A guarantor is required to access the installment plan.
• Students without a guarantor must pay rent in full in July.
• For 25 - 26 AY STL:
• Full payment is required upfront before arrival.

Cooling Off Period

• For bookings made before 1st August 2026:
• 7 days from signing tenancy contract.
• Refund of full deposit/advance rent within 30 days.
• Ends immediately if keys are collected.
• For bookings made on or after 1st August 2026:
• 24 hours from signing tenancy contract.
• Refund of full deposit within 30 days.
• Ends immediately if keys are collected.

No Place No Pay

• Available to new first-year undergraduate and postgraduate students.
• Applicable only to students who have never lived at the property before.
• Booking must have been completed between 27th October 2025 and 1st October 2026.
• Students must not have previously undertaken or completed studies at the level they are applying for.
• Applicable where the student does not achieve the entry requirements needed to secure a place at their chosen institution.
• Students must notify the property within 3 working days of their results day.
• Evidence must be provided showing that admission was unsuccessful.
• Acceptable evidence includes:
• A rejection letter from the university, college, or UCAS.
• A screenshot of UCAS status together with exam results.
• Documents must clearly show the student's full name, address, and issue date.
• If evidence is accepted, the tenancy agreement will be cancelled within 7 days of receipt.

Replacement Tenant Accepted

• Students wishing to cancel for reasons not covered by the approved cancellation grounds must find a replacement tenant before 1st May 2027.
• The replacement tenant must:
• Be a student.
• Meet the accommodation requirements of the booked room.
• Not already be a resident or have an existing booking for the academic year.
• A non-refundable tenancy takeover fee of £200 applies.
• The original tenant remains liable for rent until:
• The replacement tenant signs the tenancy agreement.
• The replacement tenant's cooling-off period has expired.
• The replacement tenant's tenancy period has commenced.
• Once all conditions are met, the original tenant is released from the tenancy.
• The deposit will be refunded less any deductions for unpaid rent or damages.

Other cancellation policies

• Cancellation requests must be submitted by email from the email address associated with the tenancy agreement.
• Failure to check in:
• Students who fail to check in remain liable for all rent due under the tenancy agreement.
• Students who fail to check in remain liable for any other fees associated with the tenancy agreement.
• The property reserves the right to pursue recovery of any outstanding sums owed by the student.

No Visa No Pay

• Available to new international students applying for a UK student visa for the first time.
• Applicable only to students who have never lived at the property before.
• Booking must have been completed between 27th October 2025 and 1st October 2026.
• Students must notify the property within 3 days of receiving the visa refusal.
• Official evidence of visa refusal must be provided.
• Acceptable evidence includes:
• A refusal letter from the Home Office or another official visa-issuing authority.
• A letter from the university, sponsor, or institution confirming the visa refusal.
• Documents must clearly show the student's full name, address, and issue date.
• If the evidence is accepted, the tenancy agreement will be cancelled within 7 days of receiving the evidence.
• Any advanced rent or deposit paid will be refunded within 30 days.
• No cancellation penalty will apply.

University Course Cancellation/Modification

• Cancellation is permitted if a pre-sessional English language course required for university admission is cancelled.
• Students changing to a university in a city where the property does not operate may request cancellation.

Early termination by students

• For 26 - 27 AY:
• Once a student has moved in, tenancy release is only considered in exceptional circumstances.
• The student must have withdrawn from their university or institution for medical reasons.
• Evidence of withdrawal from the institution must be provided.
• Medical evidence from a doctor or medical institution must also be provided.
• Requests will not be approved if:
• The student remains enrolled at the institution.
• The student voluntarily leaves for personal reasons.
• The student fails to obtain funding or a loan.
• The student fails to progress to the next academic year.
• The student is removed from the course for disciplinary or other reasons.
• If approved, the deposit will be refunded less any deductions for unpaid rent or damages.

Delayed Arrivals & travel restrictions

• Students may cancel free of charge if they are unable to travel to the UK due to travel restrictions.
• Students may also cancel if visa-related travel restrictions prevent entry into the UK.

Deferring Studies

• Cancellation is permitted if university entry is deferred to the 2027/28 academic year.
• Official supporting evidence must be provided.

Extenuating Circumstances

• Tenancy release may be considered in exceptional circumstances where the student withdraws from their institution for medical reasons.
• Evidence of withdrawal from the institution is required.
• Medical evidence from a doctor or medical institution is required.
• Approval is subject to review and acceptance by the property.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
