Pay In Instalment

• The instalment of payment will be monthly basis, the monthly instalment will be based on what the lease shows.

Mode Of Payment

• 1) Credit card: high convenience fee, save card to resident portal/active building (the resident’s payment/service request platform) and make payment monthly.
• 2) Debit card: Lower convenience fee, same payment method with Credit card
• 3) E-Check: Lower convenience fee, require resident having a US bank account, click the E-Check option when make the payment and save bank card information to platform
• 4) Cashier Check/Personal check: make sure correct information printed/written on the check (include amount/payment from-name and unit number/payment to apartment-apartment name) and give it to leasing office staff or put in drop box.
• 5) Money order: Similar with check, can be bought in many stores in US, it must be bought with US dollar. The usage of money order is the same as check.

Guarantor Requirement

• A valid guarantor should match:
• 1) Possess a valid U.S. Social Security Number (SSN)
• 2) Provide proof of income that is at least three times the resident’s monthly installment. Or have proof of savings exceeding the total rent for the entire lease term
• 3) Pass the background check from their system

Booking Deposit

• Application Fee: $20

Security Deposit

• Security deposits are generally required prior to move-in as part of the leasing process and are typically equivalent to one month’s rent, subject to credit approval.

Additional Fees

• Parking Fee: Property does not provide parking, nearby option approximately $100 per month.
• Utilities: Internet & Cable: $75/month per unit, Electicity: payment on own usage
• Pet rent: Pet fee and rent: $25 per month
• Pet fee: $350(non refundable)
• Transfer Fee: $350
• Relet Fee: 85% of monthly rent
• Late Fee: $50 or 5% of the monthly rent on the 6th day of the month
• Renter's Insurance / Liability Insurance: Required, $15 or provide proof by themselves
• NSF Check Fee: $35
• Furniture: $75 per bedroom including living room furniture

Replacement Tenant Accepted

• If the resident wishes to terminate lease after lease signed, they will have to relet the lease to someone else, meaning to transfer their right and duty to the relet taker. By signing the relet agreement/as is form, the previous resident will no longer be a resident, and the lease will be transferred to the new lease signer.

Cooling Off Period

• Cancellations made after signing a lease will result in forfeiture of application fees and may incur additional penalties depending on the timing. Early cancellations prior to the lease start date may be eligible for a partial refund, subject to the specific terms of the lease.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• Property is pet friendly.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
