No Visa No Pay
- If you are an International Student and you do not get your Visa, you may cancel your Resident Agreement within 5 days of receiving notification from the Department of Immigration and Border Protection (DIBP). You are only eligible for this exemption if you cancel more than 14 days prior to your Residential Agreement start date. If you are within 14 days of your Residential Agreement start date, or if your Residential Agreement has already started, you are not eligible for this exemption.
Other cancellation policies
- If you have not yet moved in, you will be refunded your security deposit and any other upfront fees. If your contract has already started, you are liable for rent up to the date of notification / moving out of the village and your security deposit will be returned to you provided you have met the move-out conditions.

- If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.
University Course Cancellation/Modification
- If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
Deferring Studies
- If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
