Double Bedroom (Bills Included)

• You will be sharing the house with only me (the host). I am an IT professional commuting to my office in Dublin 3 days a week, and working from home the remaining days.
• This is a quiet, highly organized, and tidy home. Guests have full access to the fully equipped kitchen and dining area for meal preparation and laundry facilities. Please note that to maintain personal space, the main family living room is a private sanctuary kept exclusively for the host.
• House Rules & Boundaries
• To ensure a comfortable, clean, and harmonious living environment for both host and guest, please review and respect the following house policies:
• • Communal Spaces: Access is granted to the kitchen, dining area, and your private ensuite bedroom. The downstairs guest toilet and the main living room are strictly private zones reserved for the host.
• • Tidiness & Belongings: All personal items—including suitcases, bags, coats, and laundry—must be kept neatly inside your private bedroom. The kitchen counters, floors, and hallways must be kept entirely clear, clean, and free of clutter at all times.
• • Kitchen Use: Guests are welcome to cook and prepare meals. However, you must wash your dishes, clean up any spills, and wipe down the surfaces immediately after use so the kitchen remains ready for the next person.
• • Laundry Policy: To promote sustainability and prevent excessive noise, use of the washing machine is limited to one large load per week. Running the machine for just 3–4 items of clothing or doing daily small loads is prohibited.
• • No Guests / Visitors: In accordance with standard hosting guidelines, this room is for single occupancy only. No overnight guests, family members, or casual visitors are permitted on the property at any time.
• • Noise & Rest: This is a peaceful, professional household. Please keep noise, phone calls, and media volumes to a respectful minimum between 10:00 PM and 7:00 AM to ensure everyone gets a good night's rest.

Length of stay

• Minimum stay: 7 nights.
• Maximum stay: 365 nights.
