Booking Deposit

• You will need to pay an application fee (non-refundable) of $10.

Security Deposit

• The tenant must pay a deposit, which may vary depending on the room and tenancy selection.
• Note: FIrst month's rent and security deposit must be paid before keys are released to new tenant.

Pay In Instalment

• Rent needs to be paid monthly

Mode Of Payment

• Credit Card, Debit Card, Money order, Online payment, and Cashiers Check

Guarantor Requirement

• The applicant must have a combined monthly income of at least 2.5 times the rent.
• A personal guarantor must have a combined income of at least 4 times the rent.
• The applicant and guarantor must have a good-standing R.V. index score, with no negative credit history, including collections, high-balance overdue accounts, evictions, or criminal history.
• The Guarantors (3rd-party guarantor service) is available for students who are unable to pass the screening criteria and do not have or do not want a personal guarantor.
• The Guarantors considers the tenant's credit and financial history when assessing their risk.

Additional Fees

• Inside parking: $70 per spot.
• Outside parking: $50 per spot.
• Street parking is available through a City of Eugene parking permit.
• Parking is limited.

Cooling Off Period

• The property does not offer any cooling-off period; all contracts are legal and binding.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Replacement Tenant Accepted

• If the tenant wants to cancel the booking, they must find a replacement tenant; otherwise, they must remain responsible until the end of the tenancy.

Pets

• A maximum of two animals per apartment is allowed, subject to prior approval. A $200 deposit and monthly pet rent of $45 per animal are required. Breed restrictions apply, and aggressive breeds are prohibited. Please contact the leasing office for the list of restricted breeds.
• Aquariums of up to 20 gallons are permitted on the first floor only, provided proof of insurance is maintained for the entire lease term.
• Service, assistance, and companion animals are not considered pets under applicable fair housing laws. The deposit and monthly pet rent are waived for these animals.
