Security Deposit

• A security deposit equivalent to 2 months' rent is required.
• The security deposit must be paid within 5 working days of receiving the e-contract.

Pay In Instalment

• Pay in Full
• The full licence fee is due on 31 March 2026 or within 5 working days of signing the Licence Agreement, whichever is later.
• Pay by Instalments
• 1st instalment: 3 months' rent, due on 31 March 2026 or within 5 working days of signing the License Agreement, whichever is later.
• 2nd instalment: 9 months' rent, due on 1 August 2026.

Mode Of Payment

• Debit/Cerdit Card, Bank Transfer

Guarantor Requirement

• No guarantor is required.

Additional Fees

• A management fee is charged when processing a replacement tenant.
• HK$ 635–1,092 (varies by room type).

Replacement Tenant Accepted

• Students who wish to cancel their booking must find a suitable replacement tenant to take over the remaining contract term (calculated in full months).
• The cancellation will only be completed once the replacement tenant has signed the agreement and made the required payment.
• A management fee of HKD 1,000 will be charged to the original tenant when a replacement tenant is processed.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
