Booking Deposit

• A holding deposit equivalent to 1 week's rent is required.
• The holding deposit is applied toward the initial rent payment after check-in.
• Payment of the holding deposit alone does not constitute final booking confirmation.
• The booking is subject to completion of the required booking/tenancy documentation.

Security Deposit

• The bond must be paid within 1 week of the holding deposit.
• The bond is lodged with NSW Fair Trading.

Pay In Instalment

• The first rent payment is due on the day of check-in.
• Subsequent rent is charged every 2 weeks.

Mode Of Payment

• Payments can be made via Visa or Mastercard debit/credit cards.
• Bank transfer is accepted.
• Direct debit is accepted.

Guarantor Requirement

• A guarantor is not required.

Additional Fees

• Additional Occupant
• An additional occupant is permitted for AUD $60 per week only for:
• Empowered Studio
• Premier Empowered Studio

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

No Visa No Pay

• Written notification of visa rejection must be provided at least 2 weeks before the contract start date, or within 24 hours of receiving the rejection notification if the rejection occurs less than 2 weeks before commencement.
• The cancellation form must be submitted before the tenancy start date.
• Expiry of an existing visa does not qualify where the student chooses not to renew it; applicable break fees apply.
• If visa status remains unconfirmed 1 week before the agreement start date, the student must notify the property.
• A deferral of up to 1 month may be granted, subject to approval.
• If visa status remains unconfirmed by the extended deferral start date, the tenancy is deemed terminated and break fees apply.

Early termination by students

• A minimum 14-day notice period is required.
• The earliest contract end date is 14 days from receipt of the cancellation request.
• Contract break fees apply in accordance with the applicable state tenancy legislation.
• The contract break fee may be waived if the tenant finds an approved qualified replacement

Replacement Tenant Accepted

• A replacement tenant can be used to take over an existing tenancy, subject to property approval.
• The replacement tenant must be a student from a higher education institution.
• The replacement tenant must not already hold a tenancy agreement with the respective property.
• The replacement tenant must complete the required booking process before the tenancy transfer becomes official.
• The original tenant remains responsible for applicable rent and obligations until the replacement process is completed.
• An administrative fee may apply for processing the replacement.

Deferring Studies

• Deferment requests are reviewed on a case-by-case basis.
• Students must submit a written deferment request at least 14 days before the tenancy commencement date.
• Supporting documentation is required.
• The first deferment is free or has its charge waived.
• Subsequent deferments may incur a AUD $250 administrative fee, subject to the applicable property's conditions.

Other cancellation policies

• If cancellation is made 14 days or more before the start date, the holding deposit is forfeited, and the bond is refunded.
• If cancellation is made 13 days or fewer before the start date, an AUD $250 administrative fee applies.
• After commencement, a Notice to Leave by Tenant form is required.
• At least 3 working days must be allowed for cleaning and maintenance between outgoing and incoming tenants.
• Room keys must be returned by 10:00 am on the departure day.
• Cancellation requests must be submitted in writing using the property's prescribed cancellation/Notice to Leave process.
• The property may cancel incomplete applications where the required completion timeframe has expired.
• The property may cancel a booking where information provided is false or misleading or where the applicant fails to comply with the booking terms.
• Applicable amounts already paid may be retained where permitted.
• Cleaning or other reasonable costs may be recovered where applicable.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
