Booking Deposit

• The property does not require a booking deposit.
• Instead, an Advance Licence Fee equivalent to the first two weeks' rent is required to secure your room.
• The Advance Licence Fee is deducted from your accommodation fees and will be refunded if your cancellation request is accepted under the applicable cancellation policies.

Pay In Instalment

• Students can choose from the following payment options:
• Annual Payment - Pay the full accommodation fee upfront (lowest overall cost).
• 2 Instalments - Available with a 1% instalment premium.
• 3 Instalments - Available with a 2% instalment premium.
• 4 Instalments - Available with a 2% instalment premium.
• Monthly Payment - Available with a 5% instalment premium.
• Payment plan availability may vary depending on the property and contract length.

Guarantor Requirement

• A guarantor is not required to book accommodation at the property.

Additional Fees

• If you request to change your payment option after the applicable cooling-off period but before the tenancy starts, an administration fee of £50 may apply.

Cooling Off Period

• You may cancel your booking free of charge:
• Within 5 calendar days of receiving your Booking Confirmation if you booked before 27 May 2026.
• Within 48 hours of receiving your Booking Confirmation if you booked on or after 27 May 2026.
• If your cancellation is accepted within the applicable cooling-off period, your Advance Licence Fee will be refunded in full.
• Please note:
• There is no cooling-off period for Clearing Room bookings.
• Your right to cancel under the cooling-off period ends once you have checked into the accommodation.

No Visa No Pay

• You may cancel your booking and receive a full refund if your UK student visa application is refused, provided that:
• You notify the property in writing by 16 August 2026.
• You provide satisfactory evidence of the visa refusal.
• The visa refusal was not due to your failure to complete the required UKVI application process.
• Your university had issued you with a CAS number.
• You have not yet checked into the accommodation.
• All payments due under your Licence Agreement have been made.
• Supporting evidence must be submitted within 48 hours of becoming aware of the visa refusal.

No Place No Pay

• You may cancel your booking and receive a full refund if you are declined a place at a university located in the same city as your booked accommodation, provided that:
• You notify the property in writing within 48 hours of receiving the decision.
• You provide satisfactory supporting evidence.
• The refusal is due to not meeting academic entry requirements and not because of misconduct, financial reasons, withdrawal, or revocation of your offer.
• You completed all required university application steps on time.
• You have not yet checked into the accommodation.
• All payments due under your Licence Agreement have been made.
• If you intend to appeal the university's decision, you must inform the property immediately.

Replacement Tenant Accepted

• Once the applicable cooling-off period has expired or after you have checked into the accommodation, you remain liable for your Licence Agreement.
• If you wish to cancel your booking, you must arrange for a suitable replacement student.
• The replacement student must be approved by the property and complete the required booking process.
• You will remain responsible for all accommodation fees until a replacement student has taken over your agreement.

Other cancellation policies

• Outside the Cooling-Off Period, No Visa No Pay, and No Place No Pay policies, cancellation requests will only be considered where permitted under the Accommodation Agreement.
• The property may cancel your booking before the tenancy commences if:
• You have previously breached the terms of an accommodation agreement.
• You fail to meet the property's eligibility requirements.
• You fail to complete the booking process.
• You fail to make payments due before the occupation period begins.
• You breach the Booking Terms and Conditions.
• The property will notify you in writing if your booking is cancelled.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
