Pay In Instalment

Guarantor Requirement

• Required if paying in instalments.
• Guarantor can be local or international
• Guarantor must:
• Complete agreement.
• Submit required documentation within 7 days of booking confirmation.
• If guarantor fails to comply:
• Student must pay full rent upfront.

Mode Of Payment

• Tenant can make their payments online using popular and secure payment methods available in their home country, including credit and debit cards, WeChat Pay, Visa, Mastercard, UnionPay, Trustly, and other supported payment options.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Other cancellation policies

• No booking fee is required at the time of booking.
• Deadline:
• Occupation Contract must be completed within 7 days of accepting booking terms (or agreed period).
• Cancellation allowed before Tenancy Start Date only if:
• Notification is given prior to 1 August, or
• At least 28 days before the Tenancy Start Date (if not the September intake), or
• Valid conditions (visa refusal, no place no pay, deferral) are met.
• If valid proof is provided:
• The student is released from contractual obligations from the date of cancellation.
• If the cancellation reason is not valid:
• Full rent liability applies until a replacement tenant is found.
• Cancellation requests must be submitted via:

Extenuating Circumstances

• Cancellation may be requested due to extenuating circumstances, such as ill health or family circumstances.
• The tenant must provide a written explanation and relevant independent supporting evidence, such as medical documentation or other official records confirming the circumstances.
• Each request will be assessed individually by the local or regional management team.

Deferring Studies

• Applicable if the student defers university entry before the Tenancy Start Date.
• Must provide:
• Written confirmation of deferral.
• Supporting evidence from the university or UCAS.
• Evidence must be provided at least 1 week prior to the Tenancy Start Date.
• Refund:
• Any rent paid will be refunded.

Replacement Tenant Accepted

• The student is responsible for finding a replacement tenant.
• Property may assist, but does not guarantee replacement.
• Approval by the property is required.
• Release conditions:
• Replacement tenant signs the Occupation Contract.
• Replacement tenant pays any due rent.
• Replacement tenant moves in.
• Liability ends:
• From the start date of the replacement tenant’s tenancy.
• Refund:
• Any overpaid rent is refunded within 28 days.

Early termination by students

• After key collection or Tenancy Start Date:
• Early termination is only allowed via a Tenancy Takeover (replacement tenant).
• Conditions:
• Replacement tenant must take over full contractual obligations.
• Applicable only during:
• Period starting 1 month after Tenancy Start Date.
• Until 2 months before the Tenancy End Date.
• Student must:
• Pay any rent arrears before release.
• Liability ends:
• From the start date of the replacement tenant’s tenancy.
• Refund:

No Place No Pay

• Applicable if:
• The student fails to obtain the required qualifications for their first-choice university, or
• The student exceeds expected grades and chooses another university.
• Must provide:
• Written confirmation of cancellation.
• Supporting evidence from the university or UCAS.
• Evidence must be submitted within 72 hours of exam results being published.
• Refund:
• Any rent paid will be refunded.

No Visa No Pay

• Applicable if the UK visa application is denied before the tenancy start date.
• Must provide:
• Written confirmation of cancellation.
• Supporting official evidence of visa refusal.
• Evidence must be submitted within 72 hours of receiving official confirmation.
• Refund:
• Any rent paid will be refunded.

Cooling Off Period

• The property does not provide a cooling-off period once the booking is processed.
• Note: Booking Fee (if paid) will be retained.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
