Pay In Instalment

• For 26-27 AY:
• Rent is charged per fortnight, in advance.

Guarantor Requirement

• For 26-27 AY:
• The property management does not require for you to have a guarantor to book a room.

Additional Fees

• For 26-27 AY:
• 1. Departure cleaning fee AU$130.00
• 2. Direct debit decline fee AU$10.00
• 3. Late fee (rent) AU$25.00
• 4. Replace access card AU$45.00
• 5. International bank fee AU$20.00
• 6. Residence transfer fee AU$85.00
• 7. Room swap fee AU$85.00
• 8. Lock-out fees - if between 5:00pm-9:00am AU$10.00
• 9. Tampering with emergency, network, or other equipment Subject to quote

Security Deposit

• For 26-27 AY:
• You are also required to pay a bond AU$1000 before checking in.

Cooling Off Period

• For 26-27 AY:
• No cancellation fee applies if you cancel before the rental agreement commences.

Early termination by students

• For 26-27 AY:
• If you wish to terminate your lease early, you will need to pay a departure cleaning fee of AU$130, a cancellation fee equivalent to four (4) weeks rental fees and the bond payment of AU$1000 will be forfeited.

Other cancellation policies

• For 26-27 AY:
• Termination by Resident – If a Resident wishes to vacate Student Accommodation prior to the end date of their Residential Agreement, they must formally notify the University of their intention to vacate by emailing them, no later than 14 days prior to their desired departure date.
• By deciding to vacate Student Accommodation prior to the end date of their Residential Agreement, the Resident must pay the following prior to vacating:
• 1. a cancellation fee equal to 28 days’ rent; and
• 2. all outstanding debts and fees,
• Notwithstanding the foregoing, the University may from time to time make changes to these Rules. It will try to do so fairly by notifying affected residents and giving them a chance to review and terminate their Residential Agreement if the change adversely affects them and they do not agree to it. If this occurs, the above cancellation fee shall not apply.
• Termination by the property – Where a Residential Agreement is terminated by the property management, the Resident wherever possible and appropriate, will be given 48 hours' written notice of eviction (or such other period as notified by the University). Such notice will be sent to the Resident's email address and a written copy will be delivered to their Room.

No Visa No Pay

• If a student is not successful in receiving a visa to study in Australia before the commencement of the lease start date:
• The student must submit a written cancellation request via email to the property where the booking is held.
• The request must be submitted within 24 hours of receiving notification from the Department of Home Affairs.
• The student must attach the visa refusal email from the Department of Home Affairs.
• Upon verification, the lease agreement will be cancelled without penalty.
• If cancellation occurs after the commencement of the lease due to visa refusal:
• The student must submit a written termination request via email to the property.
• The request must be submitted within 24 hours of receiving notification from the Department of Home Affairs.
• The student must provide the visa refusal email from the Department of Home Affairs.
• The Property Manager will review the request and decide whether lease termination is approved.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
