Booking Deposit

• A £250 deposit is required to secure the room.
• The deposit amount and refund terms are set out in the tenancy agreement.
• If a cancellation is made within the applicable 14-day cooling-off period, the deposit will be refunded, less any non-refundable reservation fee.

Security Deposit

• A refundable security deposit of £250 is payable when the student signs the tenancy agreement.
• The security deposit will be refunded after the student moves out, subject to there being no damage to the room or other applicable deductions.

Pay In Instalment

• Students may pay their rent in monthly instalments.
• Rent may also be paid in full for the tenancy year.
• Alternative payment plans may be considered upon student request.
• Instalments are payable on the dates specified in the Tenancy Agreement.
• A £25 administration charge per week may be applied for late payments until the outstanding balance is cleared.

Mode Of Payment

• Bank transfer.
• Credit card.
• Debit card.
• All payments must be made in GBP (£).

Guarantor Requirement

• Students are generally required to provide a UK-based guarantor.
• If a student does not have a UK-based guarantor, they may use an approved guarantor service.
• International students may alternatively be allowed to:
• Pay the full tenancy fee in advance, or
• Use an international guarantor service, where accepted.
• International students and, where required, UK students may be asked to provide an approved UK-based guarantor or pay the full tenancy fee in advance.
• The guarantor must:
• Be over 18 years of age.
• Have an income sufficient to cover the rental obligations.

Cooling Off Period

• The property does not offer a cooling-off period; all contracts are legal and binding.

No Visa No Pay

• Cancellation requests due to visa refusal will be considered on a case-by-case basis.
• Students must provide visa refusal documentation.
• Supporting evidence must be submitted within 7 days of the visa refusal.
• The specific terms are set out in the tenancy agreement.

No Place No Pay

• Cancellation requests due to university rejection will be considered on a case-by-case basis.
• Appropriate supporting evidence must be provided within 7 days of the triggering event.

Replacement Tenant Accepted

• Students may be released from their rent liability if a replacement tenant acceptable to the property is found.
• The property will make reasonable efforts to help find a replacement tenant but does not guarantee that one will be found.

Extenuating Circumstances

• Cancellation requests may be considered in the following circumstances:
• Visa refusal.
• Medical withdrawal from the university.
• University rejection.
• Requests are assessed on a case-by-case basis.
• Appropriate supporting evidence must be submitted within 7 days of the triggering event.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
