Booking Deposit

• The property does not require booking deposit to book this property.

Pay In Instalment

• Two payment options are available:
• Payment in full.
• Payment in instalments.
• Instalment payments require a guarantor.
• Four instalments are available:
• August: 5% of total rent.
• October: 29% of total rent.
• January: 33% of total rent.
• April: 33% of total rent.
• Payment in full is due in August or before the tenancy start date if booked after August.

Mode Of Payment

• Direct debit and bank transfer.
• Note: Cash and cheques are not accepted.

Guarantor Requirement

• A guarantor is required if you wish to secure accommodation and pay your rent in instalments.
• A guarantor is not required if you pay the full rent in a single lump sum.
• The guarantor is responsible for paying any outstanding rent and associated rent recovery costs if the tenant fails to meet their payment obligations.
• The guarantor must be in full-time employment.
• The guarantor must earn an annual income equivalent to at least thirty (30) times the tenant's monthly rent.
• International guarantors will be considered.
• International guarantors are required to provide suitable documentation through the online application process.
• Non-UK and non-ROI guarantors may be accepted at the discretion of the property.
• The property reserves the right to reject a guarantor application if the requested information is not provided or if the guarantor does not meet the minimum requirements.
• UK guarantor reference checks are carried out through Canopy.
• Canopy requires UK guarantors to complete a Rent Passport as part of the reference-checking process.
• As residents may use the property's guarantor partner service (paid service), the required deposit will be £1,000.

Additional Fees

• Free dual occupancy is available on all studios.

Cooling Off Period

• You may cancel your booking within 7 calendar days after signing the Tenancy Agreement.
• For bookings made before 1 August:
• If the booking is made fewer than 7 calendar days before the tenancy start date, cancellation is permitted until the earlier of:
• 7 calendar days after signing the Tenancy Agreement; or
• The tenancy commencement date.
• For bookings made after 1 August:
• If the booking is made fewer than 3 calendar days before the tenancy start date, cancellation is permitted until the earlier of:
• 3 calendar days after signing the Tenancy Agreement; or
• The tenancy commencement date.
• Cancellation requests must be submitted by email with any supporting documentation.
• Deposits, where applicable, will be refunded within 10 calendar days of acceptance of the cancellation.
• International bank transfer refunds may take longer and may incur transfer fees.

No Visa No Pay

• Applicable to prospective full-time students booking for the academic term from September.
• You may be eligible for a refund of your deposit if your visa application is not accepted.
• A copy of the visa rejection letter must be provided.
• Supporting documentation must be submitted within 2 calendar days of the date on the visa letter.
• The property will consider the request and inform you within 10 calendar days whether the agreement will be cancelled.
• The policy does not apply once the tenancy agreement has commenced.

No Place No Pay

• Applicable to prospective full-time students booking for the academic term from September.
• You may be eligible for a refund of your deposit if your offer from your preferred university or higher education institution is withdrawn.
• Supporting documents required:
• A written rejection letter from the university or college; or
• An acceptance letter from a new university or college.
• Supporting documentation must be submitted within 2 calendar days of the date on the university letter.
• The property will consider the request and inform you within 10 calendar days whether the agreement will be cancelled.
• The policy does not apply once the tenancy agreement has commenced.

Early termination by students

• After the cooling-off period, cancellation is not automatically permitted.
• You and your guarantor, where applicable, remain liable under the tenancy agreement unless an eligible replacement tenant is found.
• The landlord may agree to release you from the agreement if:
• You find a suitable replacement tenant aged over 18.
• The replacement tenant is enrolled as a full-time student at a local university or college.
• The replacement tenant signs a new tenancy agreement and provides all required documentation.
• The replacement tenant provides a suitable guarantor where applicable.
• If no replacement tenant is found, you and your guarantor remain liable for the full rent until the end of the tenancy.
• You remain liable until the replacement tenant's tenancy agreement begins.

Replacement Tenant Accepted

• The outgoing tenant is responsible for finding a suitable replacement tenant.
• The replacement tenant must:
• Be over 18 years old.
• Be enrolled as a full-time student at a local university or college.
• Sign a new tenancy agreement.
• Provide all requested documents.
• Provide a suitable guarantor where applicable.
• Refunds will only be processed after the incoming tenant has:
• Signed the tenancy agreement.
• Paid the required amount.
• Moved into the accommodation.
• Liability ends when the incoming tenant's tenancy agreement starts.

Other cancellation policies

• After the cooling-off period, you are required to fulfil the obligations under the tenancy agreement unless an eligible replacement tenant is found.
• The property may cancel the tenancy agreement if:
• You and your guarantor fail to sign the tenancy agreement within the specified timeframe.
• A suitable guarantor is not provided after more than two attempts.
• If the property cannot provide accommodation after the tenancy agreement has been signed, an alternative solution with sufficiently similar terms may be offered.
• If no suitable alternative is available, all monies paid to the property will be refunded.
• If the first rent payment is not made and/or you fail to check in within 3 calendar days of the agreed check-in date, the landlord may cancel the agreement immediately by written notice.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Pets

• Management don’t allow pets in their accommodation unless they are approved assistance or disability dogs

Guest policy

• Property management do ask that those living in shared apartments or studios refrain from having more than one guest at any time, and that you keep overnight stays to a maximum of two nights per week.
• Visitors also need to sign in at reception and sign out when they leave, to assist management in the event of a fire evacuation. In addition, please note that property's visitor policy can be amended at any time.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.

Double occupancy

• Standard Studio, Bronze Studio, Bronze Plus Studio, Silver Studio, Silver Plus Studio, Gold Studio, Gold Plus Studio, Platinum Studio, Platinum Plus Studio are available for free dual occupancy.
