Booking Deposit

• A booking deposit of €250 is required to confirm the room.

Security Deposit

• A security deposit of €1,000 is required.

Pay In Instalment

• 45 days prior to check-in, the deposit plus the first month's rent must be paid.
• After that, monthly payments must be made before the 5th of every month.

Mode Of Payment

• Payments can be made by bank transfer or credit card.

Guarantor Requirement

• A guarantor is required if the student is under 18 years old at the time of check-in.

Cooling Off Period

• A cooling-off period of 14 days from the date of signing the Agreement applies.
• If the period between the date of signing the Agreement and the contract Start Date is less than 14 days, the cooling-off period applies only for the remaining days before the contract Start Date.
• To exercise the right of withdrawal, the student must submit an unequivocal declaration of withdrawal accompanied by a copy of their ID card or passport.
• Amounts already paid will be refunded in qualifying cases.

No Visa No Pay

• If your visa application for the period corresponding to your booking is refused by the Spanish/Portuguese authorities, you may request cancellation.
• A visa refusal document must be provided as proof.
• Amounts already paid will be refunded.

No Place No Pay

• If you are not admitted to the university/educational institution in the province for which you made the booking, you may request cancellation.
• You must provide proof of enrolment in a different province.
• Amounts already paid will be refunded.

Replacement Tenant Accepted

• The replacement must be found by the student.
• The replacement must be under the same conditions and have the same type of contract until at least the End Date of the Agreement.
• The replacement must not have signed a Student Housing Agreement during the previous academic year or be negotiating or have signed a Student Housing Agreement for the current academic year.
• After the Agreement has started, the replacement must also meet the stated requirements and, where applicable, have student status for the duration of the stay.
• For a bed in a shared room, the replacement must be of the same gender as the student.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

• Before the start date of the Agreement, you may request cancellation by either:
• Finding a replacement who meets the same conditions and has the same type of contract until at least the End Date of the Agreement; or
• Paying 50% of the Housing Fee as compensation for the damage caused.
• The penalty will not be less than 1 month or more than 3 months of the contracted Housing Fee.
• After the start date and before the agreed period expires, you may request cancellation by either:
• Finding a replacement who meets the stated requirements until at least the End Date of the Agreement; or
• Paying 50% of the remaining amount of the Agreement.
• The month in which you leave the Residence must be paid in full.
• The penalty is calculated based on the remaining period of the Agreement, excluding the month in which you leave the Residence.
• The penalty will not be less than 1 month or more than 3 months of the contracted Housing Fee.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
