Booking Deposit

• A €250 booking deposit is required to confirm the room.

Security Deposit

• A €1,000 security deposit is required.

Pay In Instalment

• The booking deposit must be paid to confirm the room.
• The security deposit plus the first rent must be paid 45 days before check-in.
• After that, rent must be paid monthly before the 5th of every month.

Guarantor Requirement

• A guarantor is required if the student is under 18 years old at the time of check-in.
• A guarantor service is not available.

Mode Of Payment

• Payment can be made by bank transfer or credit card.

Cooling Off Period

• Students may cancel within 14 days of signing the Agreement.
• If the period between booking and the contract Start Date is less than 14 days, the cancellation period is limited to the remaining days before the Start Date.
• Amounts already paid will be refunded.

No Visa No Pay

• Students may cancel if their visa application for the booking period is refused by the Spanish or Portuguese authorities.
• A visa refusal document must be provided as proof.
• Amounts already paid will be refunded.

No Place No Pay

• Students may cancel if they are not admitted to the university or educational institution in the province for which they made the booking.
• Proof of enrolment in a different province must be provided.
• Amounts already paid will be refunded.

Replacement Tenant Accepted

• Students may cancel by finding a replacement who meets the specified requirements and remains until at least the End Date of the Agreement.
• Before the Agreement Start Date, the replacement must be under the same conditions and type of contract.
• The replacement must not have signed a Student Housing Agreement during the previous academic year or be negotiating or have signed one for the current academic year.
• After the Agreement Start Date, the replacement must also meet the applicable student-status requirements for the duration of the stay.
• For a bed in a shared room, the replacement must be of the same gender as the student.

Other cancellation policies

• If none of the specified cancellation grounds apply, students may request cancellation by paying 50% of the Housing Fee as compensation.
• The applicable penalty will not be less than one month or more than three months of the contracted Housing Fee.
• A booking may be rejected, cancelled, or not accepted if the payment information provided is invalid or the reservation is identified as anomalous or potentially fraudulent.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

• Students may request cancellation after the Agreement Start Date by paying 50% of the remaining amount of the Agreement.
• The month in which the student leaves must be paid in full.
• The penalty is calculated based on the remaining period of the Agreement, excluding the month in which the student leaves.
• The penalty will not be less than one month or more than three months of the contracted Housing Fee.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
