Booking Deposit

• A €250 booking deposit is required to confirm the room.

Security Deposit

• A €1,000 security deposit is required.

Pay In Instalment

• The deposit plus the first rent payment must be paid 45 days prior to check-in, as per the confirmed payment information.
• Monthly payments must be made before the 5th of every month.

Mode Of Payment

• Payment can be made by bank transfer or credit card.

Guarantor Requirement

• A guarantor is required if the student is under 18 years old at the time of check-in.

Cooling Off Period

• You may request cancellation within a maximum of 15 days from the date of signing the Contract and, in any case, before the Start Date.
• If the period between the signing date and the Start Date is less than 15 days, cancellation will only be valid for the remaining days between the signing date and the Start Date.
• This cancellation option applies only to the first accommodation contract and does not apply to subsequent contracts, renewals, or special promotions.
• Amounts already paid will be refunded if the applicable cancellation conditions are met.

No Visa No Pay

• Cancellation is permitted if your visa application for the period corresponding to the booking is refused by the Spanish or Portuguese authorities.
• A visa refusal document must be provided as proof.
• Amounts already paid will be refunded if the applicable conditions are met.

No Place No Pay

• Cancellation is permitted if you are not admitted to, or lose your affiliation with, the university or educational institution and do not enrol in another institution within the same province as the Residence.
• Documentary proof of enrolment at an educational institution in a different province must be provided.
• Amounts already paid will be refunded if the applicable conditions are met.

Replacement Tenant Accepted

• Cancellation is permitted if you find a replacement under the same conditions and type of contract until at least the End Date.
• The replacement must not have signed a contract with the accommodation provider during the previous academic year or be in the process of negotiating or signing a contract for the current academic year.
• The replacement must be a student, researcher, or belong to the academic world.
• If the accommodation is a bed in a shared room, the replacement must be of the same sex as the existing resident.

Other cancellation policies

• Cancellation must be communicated before 23:59 on the relevant day to be considered communicated on that day. Any communication sent after 23:59 will be considered communicated on the following day.
• Cancellation requests must include the booking number, Start Date of the Contract, and details of the person who made the reservation.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

• Before the Start Date, you may cancel by paying the Accommodation Initial Payment and 50% of the Housing Fee as compensation.
• The penalty will not be less than one (1) or more than three (3) Instalments.
• After the Start Date, you may unilaterally cancel by paying 50% of the remaining Contract amount as compensation.
• The penalty is subject to a minimum of one (1) and a maximum of three (3) Instalments of the Accommodation Fee.
• The penalty is calculated based on the remaining period until the End Date, excluding the month in which you leave the Residence, which must be paid in full.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
