Security Deposit

• To secure a room the tenant must pay a security deposit of 4 week's rent at the time of booking.

Pay In Instalment

• Rent can normally be paid fortnightly, semester upfront or full year upfront.

Mode Of Payment

• For the rent: Direct debit from Visa or Mastercard, or Australian bank account.
• For upfront fees: Credit card is preferrable Bank transfer/EFT is also accepted.
• Please note: If you pay via Credit/Debit card, some surcharges will apply.

Guarantor Requirement

• The property does not require you to provide any guarantors.

Cooling Off Period

• The property management does not have a cooling off period. All contracts are legal and binding. If a student wishes to cancel more than 14 days before contract commencement they will be liable for a cancellation fee of 2 x weeks rent (deducted from the deposit). Application and Registration fees are non-refundable. If a student wishes to cancel less than 14 days before contract commencement they are liable for the contract until a replacement is found. If a replacement is found they are also liable for the cancellation fee of 2 x weeks rent.

No Visa No Pay

• If you are an International Student and you do not get your Visa, you may cancel your Resident Agreement within 5 days of receiving notification from the Department of Immigration and Border Protection (DIBP). You are only eligible for this exemption if you cancel more than 14 days prior to your Residential Agreement start date. If you are within 14 days of your Residential Agreement start date, or if your Residential Agreement has already started, you are not eligible for this exemption.

No Place No Pay

• If you are a domestic first year student (domestic Year 12 school leavers only) applying through UAC / VTAC / QTAC / TISC and you do not get accepted at the University you may cancel your Residential Agreement within 5 days of the UAC / VTAC / QTAC / TISC Main Round offers release date (generally around late January – refer to the UAC / VTAC / QTAC / TISC website for actual dates).
• If you are a domestic first year student (domestic Year 12 school leavers only) applying through UAC / VTAC / QTAC / TISC and you get accepted at a different University you may cancel your Residential Agreement within 5 days of the UAC / VTAC / QTAC / TISC Main Round offers release date (generally around late January – refer to the UAC / VTAC / QTAC / TISC website for actual dates).

Other cancellation policies

• If your course has moved to online-only teaching, you may cancel your Residential Agreement up to 14 days prior to the agreement start date. This policy does not apply if you have the option to take your course on campus but elect to take it online only.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
