Booking Deposit

• 1 week’s rental value is paid in advance when completing the booking
• This amount is deducted from the total rent
• This is the only upfront cost and is not an additional fee

Pay In Instalment

• Instalment payments are available for 39-week, 43-week, and 51-week tenancy contracts.
• 16-week, 22-week, and 25-week contracts require full payment in advance.
• For 51-week and 43-week contracts, 1, 3, and 5 instalment options are available.
• The 43-week and 51-week contracts are also available on a Flex Payment Plan, allowing eligible students to spread the cost over 10 monthly instalments.
• No UK guarantor is required for the Flex Payment Plan.
• For 51-week and 43-week contracts:
• 1st instalment: 22 August 2026
• 2nd instalment: 22 October 2026
• 3rd instalment: 22 December 2026
• 4th instalment: 22 February 2027
• 5th instalment: 22 April 2027

Additional Fees

• A £50 per week charge applies to all dual occupancy bookings.
• This is a weekly recurring charge, not a monthly or one-off payment.

Cooling Off Period

• Duration is 7 days from the point you pay the deposit
• The 7 days must lapse before the tenancy start date to remain eligible
• Once the tenancy has started, you are not able to cancel

No Visa No Pay

• Students may request to cancel their booking if their visa application is refused and they are unable to enter the UK to commence their university studies.
• A formal cancellation request must be submitted through the designated cancellation process.
• Official evidence of the visa refusal must be provided.
• The cancellation request and supporting documentation must be submitted within 7 calendar days of the date stated on the visa refusal correspondence.
• All supporting documentation will be reviewed and verified by the accommodation team.
• Advance rent payments are non-refundable in the event of a visa refusal.
• No further rent will be due once the cancellation request has been approved.
• Cancellation requests submitted after the 7-calendar-day deadline may not be accepted.
• Once approved, the accommodation agreement will be cancelled in accordance with this policy.

No Place No Pay

• Applies to first-year undergraduate students and postgraduate students only.
• Students may be released from their accommodation agreement if their offer from their chosen university or higher education institution is withdrawn because they did not achieve the required grades.
• Prospective first-year undergraduate students who attend a different university through UCAS Adjustment after achieving higher-than-expected grades may also be eligible.
• A formal cancellation request must be submitted through the designated cancellation process.
• Relevant supporting documentation must be provided.
• The cancellation request and supporting documentation must be be submitted within 7 calendar days of the student's results being published.
• Accepted supporting documentation includes:
• A written rejection letter from the chosen university, college, or UCAS.
• A screenshot of the UCAS status confirming the required grades were not achieved.
• Proof of acceptance at a new university through UCAS Adjustment.
• All supporting documentation will be reviewed and verified by the accommodation team.
• Cancellation requests submitted after the 7-calendar-day deadline may not be accepted.

Replacement Tenant Accepted

• The student is responsible for finding a replacement tenant
• The property can advise on the process
• The replacement tenant must take over the room
• Liability ends once the replacement tenant takes over the room

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• Pets are not allowed. Do not keep any animal, bird, insect or reptile in the Room, the Flat Common Areas or the Building Common Areas.

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
