Booking Deposit

• The property does not require deposit.

Pay In Instalment

• Students with a valid UK guarantor can choose to pay rent in 3 or 8 instalments.
• 3 instalments are due in August, January, and April.
• 8 instalments are due in August, October, November, December, January, February, March, and April.
• The initial payment is required 2 weeks before checking in.
• Students without a valid UK guarantor must pay the full rent 2 weeks before the tenancy commencement date.
• Rent due must be paid before the student checks in.
• Payment dates are detailed in the tenancy agreement.
• Flexible instalment plans aligned with student finance payment dates are also stated as available where eligible.

Mode Of Payment

• Online Payment and direct debit.
• Note: Cash payments are not accepted.

Guarantor Requirement

• All bookings require a guarantor.
• The guarantor must be over 21 years of age.
• A copy of photographic identification, such as a passport, driving licence, or official ID, must be provided.
• Proof of address dated within the previous 3 months, such as a utility bill or bank statement, must be provided.
• International guarantors are accepted.
• Approved international guarantors are accepted at no additional cost.
• The guarantor guarantees payment of rent and compliance with the tenancy agreement.
• The guarantor remains liable until the tenant has fulfilled and been released from all obligations under the agreement.

Additional Fees

• A £30 late payment administration charge applies when an amount due is paid late.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

• A 7-day cooling-off period applies from the date of signing the accommodation agreement, provided the tenant has not moved in.
• The tenant must inform the property as soon as possible to complete the cancellation process.

No Visa No Pay

• If a student living outside the UK is unable to obtain a visa to enter the UK to begin or continue their studies, they may cancel their accommodation booking.
• The property must be informed within 72 hours of the visa application being declined.
• Evidence of the visa refusal must be provided.
• The deposit will be refunded in full if the visa is not granted.

No Place No Pay

• A student may cancel if they do not receive the required exam results to begin or continue their course at their chosen university or college.
• A student may also cancel if their university or college place is withdrawn.
• The property must be notified within 72 hours of learning that the offer has been withdrawn or that the required exam results were not achieved.
• Acceptable evidence, such as a letter from the university or college, must be provided.

Early termination by students

• Cancellation outside the specified cancellation conditions requires the student to find a replacement tenant to take over the contract.
• The replacement tenant must meet the eligibility criteria and agree to the terms of the original contract.
• The landlord may terminate the agreement before the End Date if the tenant breaches the agreement, fails to pay rent for 14 days after the due date, allows unauthorised occupation, ceases to be a student, engages in criminal or anti-social behaviour, or provides fraudulent or misleading guarantor details.

Delayed Arrivals & travel restrictions

• The tenant must either take entry to the room on the Start Date or notify the landlord by the Start Date of the date they intend to take entry.
• The notified entry date may be after the Start Date, but rent remains payable from the Start Date according to the Rent Payment Schedule.
• If the tenant does not take either action, the landlord may terminate the agreement and relet the room.
• The landlord may retain all amounts paid by the tenant before such termination.

Replacement Tenant Accepted

• For cancellations outside the specified conditions, the student must find a replacement tenant.
• The replacement tenant must meet the eligibility criteria.
• The replacement tenant must agree to the terms of the original contract.

Pets

• Yes. Approved indoor cats and selected small dog breeds are welcome through their Pet Licence Scheme, with no additional charge for approved pets.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
