Booking Deposit

• A deposit is required.

Security Deposit

• The security deposit is returned within 14 days with an itemized statement.

Pay In Instalment

• Rent must be paid monthly, in advance.
• Rent is due 5 days before the new month of the scheduled rental period.
• Students can split the rent into 2 payments per month for an additional 7% monthly fee.
• Students can split the rent into 4 payments per month for an additional 14% monthly fee.

Mode Of Payment

• Accepted payment methods include credit cards, debit cards, ACH via bank transfer, Zelle, and Wise.
• American Express is accepted.
• Credit/debit card payments from the second month incur a 4% processing/convenience fee.
• ACH, Zelle, and Wise are stated as fee-free.
• ACH via bank transfer is requested as the default payment method from the second month.

Guarantor Requirement

• A guarantor is not required as part of the standard application process.
• A background check is conducted for safety reasons.
• Extensive income, savings, and guarantor documentation is not required.

Additional Fees

• Utilities and Amenities Fee: $150 per month.
• Late Fee: $50.
• Card Processing Fee: 4%.
• Deposit-Free Living Program: 5% monthly fee.
• Late Check-in Fee: $20.
• Late Evening Check-in Fee: $40.
• Night Check-in Fee: $80.
• Room Relocation Fee: $50.
• Early Termination Fee: $250 plus $5 per night.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

• Before occupancy:
• More than 30 days' notice: Full refund of the rent share and security deposit, minus fees of up to 10% of the monthly rent.
• 15–30 days' notice: The first month's rent is retained, while the security deposit is refunded, minus fees of up to 10% of the monthly rent.
• Less than 15 days' notice: Cancellation is not permitted. Payments may be applied toward a future stay of 3 months or more within 12 months.
• No other cancellation rights are available before occupancy.
• After moving in:
• 30 days' written notice is required.
• A $250 cancellation fee plus $5 for each day removed from the term must be paid.
• The term ends 30 days after payment of the cancellation fee.
• Rent must continue to be paid until the amended end date, even if the student moves out earlier.
• Cancellation is invalid if the cancellation fee is not paid.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
