Booking Deposit

• The reservation fee is equivalent to one week's rent for the selected space and is due immediately upon conclusion of the contract.
• The reservation fee is credited once towards the rent if a rental agreement is subsequently concluded.
• A reservation fee of €275 is also stated and is described as being deducted from the first month's rent.

Security Deposit

• The security deposit is stated as one to two months' rent and is deposited into a securities account.
• The customer can pay a deposit equal to two months' rent upfront, which is fully refunded when the customer moves out.
• Alternatively, the customer can use deposit insurance through rentcard by paying a small monthly fee; under this option, there is no refund of the deposit when moving out.
• The security deposit and first month's rent are requested after the rental agreement is signed.
• The rent and security deposit must be transferred to the bank accounts specified in the agreement before move-in.
• Both payments are due on the move-in day, with payment recommended at least one week before move-in.
• Security deposit refunds typically take approximately 12 weeks.
• The maximum legal period stated for refunding the security deposit is 6 months.
• No security deposit refund is provided where the deposit was paid monthly through the rentcard deposit insurance policy.

Mode Of Payment

• Payment can be made by credit card.
• Payment can be made by direct debit.
• Payment can be made by bank transfer.

Additional Fees

• A €100 final cleaning fee applies.
• Laundry service costs €3.00 per washing-machine load.
• Laundry service costs €2.50 per dryer load.

Guarantor Requirement

• A digital verification process is handled by the property's partner, Rentcard.
• Students are required to provide a letter of guarantee completed by a trusted friend or family member.
• The property's template must be used for the letter of guarantee.
• For students, a certificate of enrolment and a confirmation of a blocked account are required for non-EU students.
• A passport or national identity card is required for everyone.
• Employees and professionals employed for more than one month at their current job can connect securely through Open Banking.
• Employees and professionals employed for less than one month may be asked to provide payslips, an employment contract, or similar documentation.
• For companies, a commercial register extract is required.
• The verification form for companies must be completed by the same person who will sign the rental contract.
• Rentcard generates a score based on the submitted documents.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

• The customer has a statutory right of withdrawal of 14 days from the day the contract is concluded, without giving any reason.
• The withdrawal must be communicated before the 14-day period expires.
• If the property has fully performed the service after receiving the customer's express consent and confirmation that the right of withdrawal would be lost upon full performance, the right of withdrawal expires.
• If the customer requests the service to begin before the withdrawal period expires, reasonable compensation is payable for the service provided up to the withdrawal.
• If the customer withdraws, payments received will be refunded without undue delay and no later than 14 days from the date the property is informed of the withdrawal, subject to any applicable compensation for services already provided.

No Visa No Pay

• Long-term apartments can only be rented to people who already have a valid visa or residence permit for Germany.
• Without a visa, a reservation may be possible by paying a deposit equal to two months' rent.
• The rental agreement and security deposit must be finalised within 48 hours of review by the property's team.
• The visa must be received at least 14 days before the move-in date.
• If the visa is refused or is not submitted in time, the reservation will be cancelled and the deposit will not be refunded.
• The property may cancel the reservation and retain the deposit if the visa is not received at least 14 days before move-in.
• The property may react flexibly in certain cases where the customer communicates proactively and openly about their situation.

Delayed Arrivals & travel restrictions

• The visa must be issued at least 14 days before the move-in date for reservations made without an existing visa.
• If the visa is not issued in time, the property reserves the right to cancel the reservation and retain the deposit.
• Move-ins are only possible weekly on Thursdays, although the contract can officially start on any day.

Early termination by students

• Once the tenant signs the contract, they are obligated to honour the contract.
• If the tenant wishes to cancel the reservation before signing the contract, the reservation fee is non-refundable.
• Students can terminate the lease by submitting written notice via email; only notices received at the designated email address are valid.
• The notice period is 3 months.
• The earliest contractual move-out date is after 6 months or 12 months, depending on the contract.
• For contracts with a 12-month minimum lease period, rent remains payable until the minimum lease period ends even if the student moves out earlier after giving notice.
• Contracts can only be ended on the last day of the month.

Other cancellation policies

• The reservation fee is not refunded if the customer withdraws the application after paying the reservation fee.
• The reservation fee is deducted from the first month's rent.
• The reservation fee is not refunded if the customer fails to submit all required reference documents within 72 hours of being requested by the property.
• The reservation fee is not refunded if the customer does not pay the entry fee 7 days before the start of the tenancy.
• If the property refuses to enter into a rental agreement for the selected premises, the reservation fee is fully refunded.
• The reservation fee is credited once towards the rent if a rental agreement is subsequently concluded.

• The reservation fee is non-refundable in case of cancellation.

Pets

• If you want to bring your pet friend, there is a 50€ monthly charge.
• If pets are there, there will be an additional fee

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
