Additional Fees

• The property charges a one-time fee of $300 per pet and a recurring fee of $35 per month, whether you have a cat or a dog.

Security Deposit

• Security Deposit: starts at $300, but it can range up to one month’s rent depending on the results of the screening process. If the security deposit amount is equal to one month’s rent, we do offer the option to split the deposit into payments over 3 or 6 months for added flexibility.

Mode Of Payment

• The easiest way to provide your rent payment is through the resident portal, using Debit or Credit card

Guarantor Requirement

• Guarantors may be accepted for applicants who do not meet the income requirements. If accepted, Guarantors must complete an application, must qualify showing income of at least 3-5 times the monthly rent.

Cooling Off Period

• If you need to break your lease after moving in, the standard option requires a 60-day written notice plus a penalty fee/relet. For anything related to canceling before move-in, directly connect with the leasing team.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
