Booking Deposit

• One month's rent is payable at the time of booking.
• The first month's rent, together with the Tenant booking fee/Property service fee, reserves the property once payment has been made.

Security Deposit

• A security deposit is generally required and the amount is stated in each listing.
• The security deposit may also be required by the landlord, as stated in the listing.

Pay In Instalment

Guarantor Requirement

Additional Fees

• Condominium fees may apply.
• Utilities such as water, electricity, gas, and internet may be included in the rent or charged separately, depending on the listing.
• Other landlord-requested additional costs may apply and are stated in the listing.
• Cleaning fees may apply.
• Additional costs are not included in the first payment unless otherwise stated.
• Currency conversion costs and banking fees may apply where relevant.

Cooling Off Period

• Tenant cancellation: 60+ days before check-in – 100% refund; 59–30 days – 50% refund; under 30 days – no refund of the first month's rent.
• Provider-specific policy: The listing's stated cancellation policy applies and must be disclosed before booking.
• Provider cancellation: 60+ days – no penalty; 59–30 days – 25% of first month's rent; 29 days or less – 50%.
• Within 24 hours of booking: Full refund of the first month's rent may apply if the tenant has not checked in, subject to Property's review. Service fee remains non-refundable.
• After check-in: Cancellation may be requested for material misrepresentation, unsafe/uninhabitable conditions, or property unavailability.
• Issues must be reported within 48 hours of move-in; minor differences, normal wear and tear, and aesthetic issues do not qualify.

Early termination by students

• A tenant may leave the property before the checkout date, but the Property service fee is non-refundable after check-in and after the 48-hour post-check-in period.
• Once the tenant has completed check-in and taken possession of the property, the Property service fee becomes fully non-refundable, including where the rental agreement ends early due to circumstances beyond the tenant's and Property's control.
• Examples include the property being sold, the landlord terminating the lease, the property becoming unavailable for legal, structural, or regulatory reasons, or the landlord requesting early termination.
• Change of plans, travel delays, illness, and double bookings do not qualify for a refund.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
