Booking Deposit

• A holding deposit equivalent to one week’s rent is required to reserve a room/bed.
• Adjustment:
• Will be applied towards:
• Rental bond

Security Deposit

• The security deposit is equivalent to 3 weeks’ rent plus the holding deposit already paid (4 weeks’ rent in total).

Mode Of Payment

• Fortnightly direct debit using:
• Australian bank account, or
• Mastercard or Visa.
• Full upfront payment via:
• Bank transfer to a nominated account, or
• Credit card.
• Other payment methods may be specified at the property’s discretion.
• Credit card surcharge may apply and must be paid at booking.

Pay In Instalment

• Payment options include:
• Fortnightly payments via direct debit.
• Full upfront payment.

Cooling Off Period

• Cooling-off period ends on the earlier of:
• The commencement date of the residential tenancy agreement, or
• 48 hours after payment of the holding deposit.
• Cancellation must be submitted in writing during this period.
• Full refund of the holding deposit is provided upon valid cancellation.

No Visa No Pay

• If the Australian student visa application is denied or not granted:
• Booking can be cancelled in writing.
• Full refund of the holding deposit and all fees paid is provided.
• Requirements:
• Written proof of visa denial must be submitted.
• At least 3 days’ written notice before the tenancy start date is required.
• A completed Refund Form must be submitted.

No Place No Pay

• If the student is not accepted into any education facility applied for:
• Booking can be cancelled in writing.
• Full refund of the holding deposit and all fees paid is provided.
• Requirements:
• Written proof of non-acceptance must be submitted.
• At least 3 days’ written notice before the tenancy start date is required.
• A completed Refund Form must be submitted.

Other cancellation policies

• All cancellations must be submitted in writing via email.
• Refunds require submission of a completed Refund Form.
• Refunds are processed via bank transfer or another chosen method within:
• The timeframe required by law, or
• A reasonable period if no legal timeframe is specified.
• Holding deposit is retained if:
• Cancellation occurs after the cooling-off period, or
• The tenancy agreement is not signed within the required timeframe.
• All other fees are refunded, excluding the holding deposit.

University Course Cancellation/Modification

• A refund of the holding deposit will be considered if:
• The student provides a course closure/cancellation letter from the university.
• The property receives the supporting documentation and notification at least 3 days before the scheduled check-in date.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Pets

• Pets are not allowed. Only registered/approved assistance dogs are permitted with prior written notice to management.
