Mode Of Payment

• The easiest way to provide your rent payment is through the resident portal, using Debit or Credit card

Guarantor Requirement

• Guarantors may be accepted for applicants who do not meet the income requirements. If accepted, Guarantors must complete an application, must qualify showing income of at least 3-5 times the monthly rent.

Additional Fees

• - There is no deposit on approved applications. Applications with conditions may be subject to 1 month same as rent deposit or a qualified co-signer.
• - There is a one-time fee of $250 and the pet rent is $25 per month per pet.
• - Monthly fees outside of the rent price are $85 technology fee that includes the internet, $25 for valet trash, and $6.50 for pest control. There is an annual amenity fee of $100 due at move-in or renewal.

Cooling Off Period

• The resident/guarantor are responsible for finding a qualified applicant to take over the lease. Once approved by managment and the new lease is signed, the resident will be responsible to pay the relet fee equal to one month's rent.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
