Security Deposit

• A €100 down payment is required to secure the studio.
• The studio is not reserved until the €100 down payment has been completed and may be booked by someone else in the meantime.
• The €100 down payment is non-refundable.
• The €100 down payment is deducted from the first month’s invoice.

Pay In Instalment

• Payment is due before the 1st of each month.
• If payment is not received before the 1st of the month, payment arrears occur, and a reminder will be sent.
• If payment remains unpaid for 14 days, collection costs will be charged.
• In exceptional cases, a payment plan may be arranged to pay off payment arrears in instalments.

Mode Of Payment

• Credit card, direct debit, and bank transfer

Guarantor Requirement

• If the tenant is 18 years or older, then no guarantor is required; if the tenant is less than 18 years, then the tenant requires a guardian.
• Note: If the tenant is under 16 years of age, then they can not stay at the property.

Booking Deposit

• €1,000 deposit is required for a private studio.
• €600 per person deposit is required for a shared studio.
• Before refunding the deposit, outstanding costs such as payment arrears or studio repair costs will be deducted.
• If rent is paid by direct debit, the remaining deposit is refunded one month after the end of the contract.
• If rent is not paid by direct debit, bank details must be provided one month before leaving for the remaining deposit to be refunded one month after the end of the contract.
• The first payment includes the first month’s studio fee, a €50 reservation fee, and the applicable deposit.

Cooling Off Period

• If terminating more than 30 days before the contract start date, an approved request with a compelling reason and supporting proof allows cancellation without paying the first month’s studio fee, deposit, and reservation fee.
• The €100 down payment made to reserve the studio is non-refundable.
• If terminating less than 30 days before the contract start date, a compelling reason and supporting proof are required.
• If the termination request is approved less than 30 days before the contract start date, the resident must pay the first month’s studio fee and the €50 reservation fee.
• The deposit will be refunded within 30 days after the adjusted contract end date.
• After the contract start date, early termination is only possible with a compelling reason and valid supporting proof.
• Upon approval after the contract start date, a one-month (30-day) notice period applies.
• The resident may stay in the complex for one month after submitting the early termination application.

Early termination by students

• A compelling reason and supporting proof are required to request early termination.
• A compelling reason typically refers to an unforeseen situation beyond the resident’s control.
• An early termination fee of €990 applies, along with the studio fee until the new contract end date.
• The deposit will be refunded according to the contract.
• If the early termination request is not approved, the resident must pay the studio fee until the end of the contract.

Replacement Tenant Accepted

• A resident can find someone to take over the agreement under the same conditions to avoid the €990 early termination fee.
• The takeover process incurs an administration fee of €250.
• Transferring the studio directly to a friend or family member is not possible.
• The studio will instead be listed on the website for others to apply.

Extenuating Circumstances

• A compelling reason is required for early termination.
• A compelling reason typically refers to an unforeseen situation beyond the resident’s control.
• Supporting proof is required, such as a rejection letter from the educational institution.
• Approval of the early termination request is required.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
