Additional Fees

• A final cleaning fee of €120 is payable before move-in along with the security deposit and administration fee.

Security Deposit

• The refundable security deposit is €1,000 for stays of six months or less.
• For stays of more than six months, the security deposit is equivalent to three months' rent.
• Property management accepts Garentii's rental deposit guarantee service as an alternative to a traditional cash security deposit.
• Eligible tenants may choose the Garentii deposit guarantee instead of paying the security deposit upfront.
• The deposit and a €100 admin fee are due approximately 12 days before the stay start date.

Pay In Instalment

• Rent is payable in 12 equal monthly installments, paid at the beginning of each month.
• Residents may alternatively pay the full tenancy rent in a single upfront payment at the start of the tenancy.

Mode Of Payment

• Rent must be paid by direct bank transfer to the bank account specified in the tenancy agreement.
• Alternative payment methods may be available as listed in the tenancy agreement.

Booking Deposit

• A €50 booking fee is payable at the time of booking, to confirm the booking.
• For non-EU students a €150 fee is paid by non-EU students who require a visa when confirming their booking.

Guarantor Requirement

• A guarantor is required when paying rent by instalments (monthly or termly).
• A guarantor must be 18 years or older and accept joint financial responsibility for the tenancy.
• The guarantor is liable for unpaid rent if the resident fails to make payments.
• Residents paying the full rent upfront may not require a guarantor.
• For Germany, a bank guarantee issued by a German bank may be required. The guarantee must meet Yugo's specified requirements. Students should contact the Sales Team for further details.

Cooling Off Period

• If the apartment has not been viewed before signing the contract, the booking can be cancelled within 14 days of the contract conclusion without giving a reason.
• Cancellation must be submitted in writing (post, fax, or email) to Yugo Germany within the 14-day Withdrawal Period.
• All amounts paid will be refunded within 14 days of receiving the withdrawal notice.
• Refunds will be made using the original payment method unless otherwise agreed.
• No repayment fees are charged.
• If the resident has already moved in during the Withdrawal Period, rent is payable on a pro-rata basis up to the date the withdrawal notice is submitted.

No Visa No Pay

• If a student is unable to obtain a visa, they should contact the residence support team.
• The tenancy may be cancelled or postponed, depending on the circumstances.
• Note: For non-EU students who require a visa, the €150 fee paid when confirming the booking will be refunded if the visa is ultimately refused.

Replacement Tenant Accepted

• Early termination is permitted when the resident finds a replacement tenant.
• The replacement process must be coordinated with the residence support team.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• Pets are not allowed.
