Security Deposit

• A US$300 security deposit is required, refundable subject to lease terms and check-out condition.
• Paid at move-in, refunded upon move-out if no damage or outstanding charges exist; amount may vary on screening (never exceeds legal maximum)

Mode Of Payment

• Accepts credit cards, debit cards, ACH bank transfers, and online portal payments.
• Rental payments can be made monthly; individual leases mean each student pays only for their private space.
• Parents/guarantors can pay on behalf of students using the online portal.

Guarantor Requirement

• A parental or legal guardian guarantor is typically required for students to pay rent in installments rather than upfront.​
• If a student does not have an eligible guarantor, the property offers a Leap Guarantor Option or a Guarantor Waiver Fee (approx. $47/month) to satisfy this condition.
• Guarantor Requirement: Students usually need a parental or third-party guarantor if they don’t meet income/asset criteria.​
• Guarantor Income: Guarantors must show five times the monthly rent in annual income (i.e., $60,000/year for $1,000/month rent).​
• Guarantor Documents: Include application, valid ID, proof of income (tax returns, pay stubs), and a signed lease addendum.​
• International Guarantor Policy: International students without a U.S. guarantor can use third-party services (e.g., Leap) or pay an increased deposit/waiver fee.​

• Third-party (commercial) guarantor services are accepted if personal guarantor is unavailable; the service must meet property’s financial review standards

Pay In Instalment

• 1. Full Payment
• 2. Students can also pay in 12 equal monthly installments, paid in advance, if they have a U.S.-based guarantor.
• 3. Also, students can opt for installment plans if they apply through a third-party guarantor service, such as Leap.

Booking Deposit

• An Application fee (non-refundable) of $60.00 is required to be paid at the time of booking.

Cooling Off Period

• Applications can be cancelled before lease signing for a refund of any holding fees if written notice is provided within 24 hours of approval.​
• Twenty-four (24) hours after acceptance to cancel without penalty; after this, holding fees become non-refundable.​
• Conditional Cancellation: Cancellations may be allowed if the applicant fails background/credit screening or doesn’t meet asset criteria; documentation must be provided for review.​

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
