• 2). Additionally, you will need to pay an application fee $50 (non-refundable)

• A deposit of $200 (Refundable) will be required at the time of booking.

Guarantor Requirement

• The property requires you to provide a valid US based guarantor, but if you cannot provide one they accept third party guarantors as well.

• Credit card, Cashiers check, Money order, Bank transfer & Cheques.

• 1). Damage Waiver Program:- $15.00 Per Installment
• 2). Credit Reporting Program (optional):- $0.00 - $8.95 Per Month
• 3). Internet Charges:- $50.00 Per Installment
• 4). Utility Charges:- $30.00 Per Installment
• 5). SimpleBills Utility Billing Fee:- $7.00 Per Month
• 6). Guarantor Application Fee (if applicable):- $0.00 - $30.00 One-Time
• 7). Garage Parking:- $50 per month

Replacement Tenant Accepted

• Property does not allow any cancellation, and the student can find a replacement tenant if they wish to move out.

Cooling Off Period

• The property does not offer any cooling-off period; all contracts are legal and binding.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
