Additional Fees

• Application Fee: $50 per applicant (one-time, non-refundable, due at application submission)

• - Pet Fee: $350 per pet (one-time, non-refundable, due at move-in)

• - Rentistry Credit Builder Fee: $9 per month (optional)
• - Foxen Liability Waiver Fee: $16 per month (optional)

Mode Of Payment

• The easiest way to provide your rent payment is through the resident portal, using Debit or Credit card

Guarantor Requirement

• Guarantors are accepted for applicants who do not meet the rent-to-income ratio or credit requirements. For applicants that do not qualify on their own, or whom have a guarantor that did not qualify, have the option to qualify using our 3rd party partner: Leap.

Cooling Off Period

• If you need to break your lease after moving in, the standard option requires a 60-day written notice plus a penalty fee/relet. For anything related to canceling before move-in, directly connect with the leasing team.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
