Booking Deposit

• The Application Fee of $16.50 is required at the time of booking.

Security Deposit

• The Property requires Security Deposit $100 with guarantor due prior to Move In
• Note:- Applicants without a qualifying guarantor must pay a security deposit equal to two (2) monthly instalments at the time of signing the Housing Contract.

Mode Of Payment

• Certified checks
• Online through the Resident Portal.
• Note:- cash and money orders will not be accepted

Guarantor Requirement

• The guarantor must:
• Be at least 25 years of age.
• Not be a resident at the property.
• Reside in the United States.
• Provide a U.S.-issued Social Security Number (SSN).
• Provide proof of an annual gross income equal to at least two (2) times the total contract amount.
• Pass a credit screening conducted through the property's approved screening vendor.
• Meet any additional conditions if conditionally approved through the credit screening process.
• Have no negative rental history due to related debt or evictions within the past 5 years.
• Applicants without a qualifying guarantor must:
• Pay a security deposit equal to two (2) monthly instalments at contract signing.
• Provide proof of an annual gross income equal to at least three (3) times the total contract amount.

Additional Fees

• • Utility Billing Service One-time Account Setup Fee: $4.50 Due on first monthly utility statement
• • Monthly Utility Billing Service Administrative Fee: $5.50
• • Monthly Premium Fees (as applicable for assigned unit)
• • Amenity Building Location Premium - $10.00
• • Parking Fee: $100.00 per month, per space if contracted
• • Storage Fee: $50.00 per month, per space if contracted
• • $300.00 Refundable Deposit per pet due upon approval
• • $35.00 Pet charge, per month/per pet (Max Pet Limits apply per unit)
• • Damage Waiver Program Fee: $13.50 per month, if applicable in accordance with the terms as outlined in Housing Contract
• • Credit Program Fee: $8.95 per month, if applicable in accordance with the terms as outlined in Housing Contract
• • After Hours Lock Out Fee: $100.00 per occurrence
• • Animal Violation Fee: $150.00, first violation; $250.00, each additional violation

Cooling Off Period

• This property does not have a cooling-off period.
• Note- The property does not allow cancellations.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
