Payment
Pay In Instalment
- The total housing cost is divided into 12 equal monthly instalments.
- Each instalment is due on the 1st day of the month.
- The monthly payment includes the base rent, all mandatory fees, and any applicable premiums or add-ons.

Guarantor Requirement
- The guarantor must:
- Be at least 25 years of age.
- Not be a resident at the property.
- Reside in the United States.
- Provide a U.S.-issued Social Security Number (SSN).
- Provide proof of an annual gross income equal to at least two (2) times the total contract amount.
- Pass a credit screening conducted through the property's approved screening vendor.
- Meet any additional conditions if conditionally approved through the credit screening process.
- Have no negative rental history due to related debt or evictions within the past 5 years.
- Applicants without a qualifying guarantor must:
- Pay a security deposit equal to two (2) monthly instalments at contract signing.
- Provide proof of an annual gross income equal to at least three (3) times the total contract amount.
Booking Deposit
- You will need to pay an administration fee (non-refundable) of $150 and an application fee (non-refundable) of $60.
Security Deposit
- The property requires a deposit payment of $100.
Additional Fees
- Monthly Utility Billing Service Administrative Fee: $5.50
- Parking Fee: $150.00 per month, per space if contracted
- Animal Charge: $300.00 per pet due upon approval; $35.00 per month/per pet (Max Pet Limits apply per unit)
- Damage Waiver Program Fee: $13.50 per month, if applicable in accordance with the terms as outlined in Housing Contract
- Credit Program Fee: $8.95 per month, if applicable in accordance with the terms as outlined in Housing Contract
- After Hours Lock Out Fee: $100.00 per occurrence
- Animal Violation Fee: $150.00, first violation; $250.00, each additional violation
- Contract Assignment Fee: $500.00 per occurrence
- Garbage Removal Fee: $50.00 per item/bag, per day
- Holdover Resident Fee: $150.00 per day
- Lock Change Fee: $75.00 per occurrence
- No Cause Termination Fee, if applicable in accordance with the terms herein: The lesser of (a) the total Monthly Installments for the remainder Contract Term, or (b) the total Monthly Installments for a period of six (6) months
