Booking Deposit

• The following fees apply during the leasing process:
• Application Fee: $10.00 per applicant (one-time, non-refundable, required)
• Administrative Fee: $25.00 (one-time, non-refundable, required)

Pay In Instalment

• Rent is payable on a monthly basis, with payments due on the 1st of each month.

Mode Of Payment

• Payments can be made via debit card, money order, or cashier’s check.

Guarantor Requirement

• The property accepts both domestic guarantors and approved third-party guarantor services.

Additional Fees

• Utility Administration Fee: $66 annually (non-refundable, required)
• Trash Valet Fee: $10 per month (non-refundable, required)
• Parking Fee: $125 per parking spot per month (non-refundable, optional)
• Pet Fee: $250 per pet (one-time, non-refundable, optional)
• Monthly Pet Rent: $25 per month (if applicable)
• Liability Insurance: $13 per month if the resident does not provide their own insurance policy

Cooling Off Period

• A 72-hour cooling-off period applies from the time of booking or lease signing.

Delayed Arrivals & travel restrictions

• Cancellation requests due to visa processing delays may be considered, subject to review and supporting documentation.

Extenuating Circumstances

• Cancellation requests due to medical circumstances or military orders may be considered upon submission of valid supporting documentation.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
