Pay In Instalment

• Rent needs to be paid monthly.

Booking Deposit

• You will need to pay an administration fee (non-refundable) of $150 and an application fee (non-refundable) of $60.

Additional Fees

• Required Move-In Fees:
• Utility Billing Service One-time Account Setup Fee: $4.50 Due on first monthly utility statement
• Required Monthly Fees:
• Monthly Premium Fees (as applicable for assigned unit)
• Bedroom Premium - $10.00
• Monthly Utility Billing Service Administrative Fee: $5.50
• Monthly Valet Trash Fee: $6.00
• Optional Fees:
• Parking Fee:
• $50.00 per month, per space for Garage Parking Space if contracted
• $55.00 per month, per space for Surface Lot Parking Space if contracted
• Animal Charge: $300.00 per pet due upon approval; $35.00 per month/per pet (Max Pet Limits apply per unit)

Security Deposit

• The tenant needs to pay $100 security deposit prior to Move In.

Mode Of Payment

• Cheque and online payments.
• Note: Cash and money orders will not be accepted.

Guarantor Requirement

• A guarantor is someone who is financially responsible for the lease agreement.
• The guarantor must reside in the United States.
• The guarantor must be at least 25 years of age.
• The guarantor cannot be a current resident.

Early termination by students

• If applicable under the contract terms, a No Cause Termination Fee is payable.
• The fee is the lesser of:
• 1. The total monthly instalments remaining for the rest of the contract term, or
• 2. The total monthly instalments for 6 months.
