Mode Of Payment

• They only accept certified checks; cash and money orders will not be accepted. If you choose to pay online before your arrival, please ensure to bring a copy of the online confirmation.

Pay In Instalment

• The total housing cost is divided into 12 equal monthly instalments.
• Each instalment is due on the 1st day of the month.
• The monthly payment includes the base rent, all mandatory fees, and any applicable premiums or add-ons.

Guarantor Requirement

• A guarantor is someone who is financially responsible for the lease agreement.
• The guarantor must reside in the United States.
• The guarantor must be at least 25 years of age.
• The guarantor cannot be a current resident.

Booking Deposit

• You will need to pay an application fee (non-refundable) of $10.

Security Deposit

• The property requires a deposit payment of $100.

Additional Fees

• Monthly Premium Fees (as applicable for assigned unit)
• Walk-In Closet Premium - $5.00
• Balcony Premium: $10.00
• Monthly Utility Billing Service Administrative Fee: $5.50
• Parking Fee: $186.00 per month, per space if contracted
• Animal Charge:
• $300.00 Refundable Deposit per pet due upon approval
• $35.00 Pet charge, per month/per pet (Max Pet Limits apply per unit)
• Damage Waiver Program Fee: $13.50 per month, if applicable in accordance with the terms as outlined in Housing Contract
• Credit Program Fee: $8.95 per month, if applicable in accordance with the terms as outlined in Housing Contract
• After Hours Lock Out Fee: $100.00 per occurrence
• Animal Violation Fee: Warning, first violation; $50.00, each additional violation

Cooling Off Period

• The property does not allow any cooling off period.

Replacement Tenant Accepted

• Replacement tenant is allowed.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• Pets are allowed. Residents may keep up to two approved pets per unit, subject to breed restrictions and PetScreening approval prior to move-in; exotic animals are not permitted.
