Security Deposit

• Flat Deposit: A flat deposit may be applicable, depending on the property.
• Qualifying Security Deposit: The amount may be 2–3 times the monthly rent, depending on the property's requirements and the student's or guarantor's qualification.

Pay In Instalment

• The total contract amount can be paid in full at the beginning of the lease.
• Alternatively, the total contract amount can be paid in 2 semester instalments.
• Alternatively, the total contract amount can be paid in 12 equal monthly instalments.
• For the 12-month payment plan, each instalment is due on the 1st of each month, including August 1st and September 1st.

Mode Of Payment

• Accepted payment methods include ACH, MoneyGram, Apple Pay, debit/credit card, Cash App, Flex, and Transfermate.

Guarantor Requirement

• A guarantor is required at the time of booking if the student does not qualify independently.
• The guarantor must meet the property's qualification criteria.
• If the student is unable to qualify independently or with a guarantor, a Guarantor Waiver Program is available.
• The Guarantor Waiver Program cost may vary based on coverage and floorplan.
• The applicant can view the specific applicable cost during the application process.
• The deposit amount depends on the student's or guarantor's qualification.

Additional Fees

• Furniture Package: $25/month
• Pet Rent:$20/month
• Green Fee: An additional monthly charge covering the efficient operation of appliances and certain utilities to help keep monthly costs to a minimum.
• The Green Fee includes unlimited batteries, lightbulbs, and AC filter replacements.
• Guarantor Waiver Program: The fee is paid directly to the property with the monthly instalment amount.
• Renter’s Insurance: Residents are automatically enrolled in the group landlord liability insurance program when signing the lease, with no additional steps required. Residents may purchase a third-party renter’s insurance policy for coverage of their personal belongings.
• Leap Lease Guaranty Service: Available as an alternative qualification option for non-student applicants who do not qualify individually and do not have a guarantor.
• Other additional fees may be applicable at the time of booking.

Booking Deposit

• An application fee may apply.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Replacement Tenant Accepted

• A reletting fee may apply.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Pets

• Yes, their apartments are pet-friendly! Each apartment is allowed to have a maximum of 2 pets with the exception of restricted breeds that can be provided by the leasing office.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
