I am a live-in host with my wife in this house and we have lettable 4 double bed rooms, 2 of which have ensuites, 2 share a bathroom exclusively for guests. Our living areas are separated from guest areas. Welcome to your luxurious double room in a newly built detached home in Pine Trees Estate. Close to M40 Junction 4 with High Wycombe town centre and Bucks University (10 mins drive). There's a Morrisons Daily within the estate (10 mins walk). Your room has a double bed with comfortable mattress topped with memory foam, desk/chair, bedsides, wardrobe. Rooms have exclusive bathroom use. Upper floor Suites have ensuites, Middle floor has private exclusive use bathroom. A kettle is available. Microwave and mini Fridge on upper guest floor. Iron/Board on request. Access is via the main front door shared hallway, provided by the on-site host.

- We are a working household: To allow the hosts to get on with their work day, guests are requested to adhere to the latest 9 am departure and 5pm to 10pm arrival, applicable as a daily routine for multi day stays as well.

- Additional requests: Early check-in, late check-out, or day boarding are strictly subject to availability and the host's schedule. Each of these service extensions incurs an additional £10 fee, payable directly to the host. Please confirm and arrange any schedule variations with the host well in advance.
- Guest Rules: Keep noise to an absolute minimum between 10pm to 8am to ensure other members are undisturbed.
