Guarantor Requirement

• For 26-27 AY:
• The property management does not require for you to have a guarantor to book a room.

Additional Fees

• For 26-27 AY:
• 1. Cleaning fee: The cost is AU$170 per person and charged upon arrival (as part of the start up fees)
• 2. Lock out fee: First lockout AU$0, AU$10 thereafter
• 3. Replacement keycard: AU$55
• 4. Printing: AU$0.20 per page
• 5. Photocopy: AU$0.20 per page
• 6. Vacuum Cleaner: Free for 1st 30 minutes, then penalties of AU$20 per day apply until you return it to a staff member
• Iron/Ironing board: Free for 1st hour, then penalties of AU$10 apply per day
• 7. Trolley: Free for 1st hour, then penalties apply
• 8. Boardgames, basketball, table tennis equipment, pool cue: Free to borrow, liable for replacement should they get lost. Must be returned to reception after use.

Booking Deposit

• For 26-27 AY:
• A booking deposit of AU$170 is required to confirm the reservation.

Security Deposit

• For 26-27 AY:
• You are also required to pay a bond is equivalent to AU$1300 before checking in.

Cooling Off Period

• For 26-27 AY:
• The property management does not offer any cooling off period, all contracts are legal and binding.

Early termination by students

• For 26-27 AY:
• The early termination admin fee is 1 week's rent but this requires minimum 28 days’ notice of intention to vacate, and important to note that rental obligation continues, until the tenant finds an acceptable replacement to take over the lease - therefore it is not a simple matter of paying 1 weeks rent and leaving.

Other cancellation policies

• For 26-27 AY:
• Cancellation due to:
• 1. Providing false or misleading information during your application or booking process
• 2. Failure to sign the License to Occupy when required
• 3. A change of mind will result in a monetary penalty. This may include forfeiting the AU$500 non-refundable payment and the rest of your advance pre arrival payment will be refunded.
• Please note: Any refundable fees will be processed within 14 days of finalisation of refund. Also, if in the case you wish to cancel your agreement and your contract start date has passed, this is considered a lease break and lease break conditions apply.

No Visa No Pay

• If a student is not successful in receiving a visa to study in Australia before the commencement of the lease start date:
• The student must submit a written cancellation request via email to the property where the booking is held.
• The request must be submitted within 24 hours of receiving notification from the Department of Home Affairs.
• The student must attach the visa refusal email from the Department of Home Affairs.
• Upon verification, the lease agreement will be cancelled without penalty.
• If cancellation occurs after the commencement of the lease due to visa refusal:
• The student must submit a written termination request via email to the property.
• The request must be submitted within 24 hours of receiving notification from the Department of Home Affairs.
• The student must provide the visa refusal email from the Department of Home Affairs.
• The Property Manager will review the request and decide whether lease termination is approved.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
