Booking Deposit

• No booking deposit required

Pay In Instalment

• The first instalment is due on 1st August 2026
• Subsequent instalments are due on the dates listed in the tenancy agreement
• If a student receives accommodation funding via a monthly bursary, they may request to pay rent in monthly instalments by contacting the Residents' Team
• If a guarantor is not provided, the full rent for the tenancy period must be paid in advance by 1st August 2026

Guarantor Requirement

• A guarantor is required unless the tenant pays the full rent upfront.
• A guarantor can be international or UK-based.
• The guarantor must be over 18 years old.
• The guarantor cannot live with the tenant unless they are the tenant's parent or guardian.
• The guarantor cannot live in another property managed by the management.
• The guarantor must provide:
• Photo ID, such as a valid passport.
• Proof of residence, such as a recent utility bill or bank statement dated within the previous three months.
• Failure to provide suitable documentation will result in the guarantor being declined.

Cooling Off Period

• Available if the booking was made online or by phone and the accommodation was not viewed in person
• Duration is 72 hours after booking
• Reduced to 24 hours for bookings made after 1st August 2026
• Cancellation is permitted provided the tenant has not moved in
• Cancellation must be submitted via email to the Residents' Team with the subject line: "Cooling Off Period Cancellation"
• Refunds are processed within 10 working days

No Visa No Pay

• Applicable if the student is unable to obtain a visa to enter the UK
• Applicable after the cooling-off period but before the tenancy start date
• Supporting evidence (e.g., visa refusal letter) must be provided to the Residents' Team within 72 hours of receiving it
• The holding deposit will be refunded
• If the visa refusal notification is received after the tenancy start date, the student remains responsible for rent payments until the evidence is provided and the release is confirmed

No Place No Pay

• Applicable if the student did not receive the required grades to attend their chosen university
• Applicable if the student failed to achieve the grades needed to continue their studies
• Applicable after the cooling-off period but before the tenancy start date
• Supporting evidence (e.g., UCAS notification) must be provided to the Residents' Team within 72 hours of receiving it
• The holding deposit will be refunded
• If the grade notification is received after the tenancy start date, the student remains responsible for rent payments until the evidence is provided and the release is confirmed

Early termination by students

• Allowed if the student does not meet the criteria for early termination based on student status changes
• The replacement tenant must be acceptable to the landlord
• The new tenant will sign a new agreement, which may be at a different rent to match the current market rate
• The existing tenant's rent account must be fully up to date before a replacement is accepted
• Any rent owed up to the leaving date must be paid
• The existing tenant remains responsible for the rent until the original end date
• Liability ends once the replacement tenant has signed and paid, at which point the new tenant assumes responsibility for all future rent and obligations

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
