Booking Deposit

• The property does not require you to pay a deposit to book this property, but the property requires you to pay advance rent.
• Advance rent is required at the point of booking.
• Typically, up to 2% of the total rent.
• Deducted from the first rent instalment.

Mode Of Payment

• The student can pay via Credit card, Debit card, direct debit or by bank transfer.

Pay In Instalment

• Tenant may pay the rent in 4 instalments or pay the full rent upfront in a single payment.
• The 4-instalment payment plan is available to tenant who have a UK guarantor.
• The first instalment must be paid before move-in.
• The payment schedule varies by property. Tenant should refer to their tenancy agreement for the applicable payment dates.
• Note: If the tenant pays the rent in full, then no guarantor is required.

Guarantor Requirement

• A UK-based guarantor is required for paying in instalments.
• Can be a family member or a friend.
• The guarantor is responsible if rent payments are missed.
• The student can opt for Housing hand in case the student does not have a UK-based guarantor.

Cooling Off Period

• No cooling-off period applies once the tenancy agreement has been signed by both the resident and Almero Student.
• The tenancy agreement is legally binding even if the keys are not collected.
• The resident remains liable for the full rent unless cancellation qualifies under an explicitly permitted circumstance.

No Visa No Pay

• Cancellation is permitted if the student’s UK visa application is rejected.
• The student must provide:
• An official letter or email confirming the visa rejection.
• A letter or email from the university or higher education establishment confirming the student will no longer study due to the visa rejection.
• Documents must be submitted by email to the relevant property email address within 7 calendar days from the visa rejection date.
• The property manager will review and verify the documents.
• If approved:
• The contract will be cancelled.
• Any advanced rent paid will be refunded.
• If documents are unsatisfactory:
• Alternative evidence may be requested.
• Failure to provide acceptable evidence will result in rejection of the cancellation request.

No Place No Pay

• Applies to prospective first-year undergraduate students whose university or higher education offer is withdrawn.
• The student must provide:
• A written rejection letter from the university/higher education establishment or from UCAS; or a screenshot of UCAS status confirming required results were not achieved.
• Proof of acceptance to a new university through UCAS adjustment (if applicable).
• Documents must be submitted by email within 7 calendar days from the publication of results.
• The property manager will review and verify the documents.
• If approved:
• The contract will be cancelled.
• Any advanced rent paid will be refunded.
• If documents are unsatisfactory:
• Alternative evidence may be requested.
• Failure to provide acceptable evidence will result in rejection of the cancellation request.

Early termination by students

• For Assured Periodic Tenancy (APT):
• Cancellation is permitted after contract commencement with at least 2 calendar months’ written notice.
• The intended departure date must fall at the end of a rent period.
• Notice must be emailed to the relevant property email address.
• Cancellation is only valid after written approval from the property manager.
• Outstanding rent or refunds will be calculated upon approval.
• For Common Law Tenancy (CLT):
• Cancellation is permitted with at least 4 weeks’ written notice if:
• The student has withdrawn from university.
• The student has been excluded from university.
• The student has been absent for more than 60 days due to illness and has agreed with the institution to suspend studies.

Replacement Tenant Accepted

• If cancellation is not otherwise permitted, the resident may find a replacement tenant.
• The resident must advertise the room independently.
• The property team must be informed that a replacement is being sought.
• The replacement tenant must:
• Be a full-time student studying in the UK.
• Be willing to take over the remainder of the tenancy contract.
• The resident must provide the replacement tenant’s contact details to the property team.
• The property team will arrange a deed of assignment.
• Both the outgoing and incoming tenants must sign the agreement.
• Standard tenancy checks will apply, including visa and student-status verification.
• The outgoing resident remains liable until the replacement tenant’s agreement begins.
• Liability ends when the replacement tenancy officially starts.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
