Additional Fees

• Dual occupancy is available in all Studio rooms. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional £50 per week, and then divided by two for each occupant’s weekly cost unless otherwise stated.

Booking Deposit

• An advanced rent payment of £500 is to be paid within 3 days of contract execution to secure the booking and will be deducted from their first instalment of rent.

Pay In Instalment

• Students without a personal UK-based guarantor can use an approved guarantor service to access instalment payments.
• Rent can be paid:
• Full payment
• 4 instalments
• Monthly instalments
• For summer bookings 2026, the tenant can only pay in full.

Guarantor Requirement

• The property requires a UK-based guarantor.
• If the tenant does not have a UK-based guarantor, then they can
• Pay the upfront rent in full
• Pay an extra £20 per week
• Opt for a housing hand

Cooling Off Period

• Bookings completed before 00:00 on 1 August:
• A 72-hour Cooling-Off Period is offered from the date and time the Tenancy Agreement is signed.
• The booking can be cancelled by emailing the Property Team within the Cooling-Off Period.
• The Advance Rent Payment will be fully refunded.
• The resident will be released from the Tenancy Agreement.
• The Cooling-Off Period ends immediately upon collecting the room key and checking into the accommodation.
• Bookings completed from 00:00 on 1 August onwards:
• A 24-hour Cooling-Off Period is offered from the date and time the Tenancy Agreement is signed.
• The booking can be cancelled by emailing the Property Team within the Cooling-Off Period.
• The Advance Rent Payment will be fully refunded.
• The resident will be released from the Tenancy Agreement.
• The Cooling-Off Period ends immediately upon collecting the room key and checking into the accommodation.

No Visa No Pay

• Students may request cancellation if they are unable to obtain a visa.
• The cancellation request must be submitted via email.
• Official written evidence from the Visa/Embassy must be provided within 7 calendar days of being notified of the visa decision.
• If sufficient evidence is accepted, the resident will be released from the Tenancy Agreement.
• If the tenancy has already commenced, the resident remains liable for rent up to the date they fully vacate the property following approval of the cancellation.

No Place No Pay

• Students may request cancellation if they fail to achieve the grades required to start their university course for the relevant academic year.
• The cancellation request must be submitted via email.
• Official written evidence from the education provider or UCAS must be provided within 7 calendar days of the grades being published or the decision being made.
• If sufficient evidence is accepted, the resident will be released from the Tenancy Agreement.
• If the tenancy has already commenced, the resident remains liable for rent up to the date they fully vacate the property following approval of the cancellation.

Replacement Tenant Accepted

• The resident is responsible for finding a replacement resident.
• A replacement fee of up to £50 may apply, in accordance with the Tenant Fees Act 2019.
• The replacement resident must:
• Be legally entitled to reside in the UK.
• Match the preferences of the accommodation and/or flat.
• Sign a tenancy agreement for the remaining tenancy period.
• Follow the same payment schedule as the original tenancy.
• Pay the required upfront rent before collecting the room keys.
• The original resident is released from the Tenancy Agreement from the date the replacement resident moves into the property.

Extenuating Circumstances

• Cancellation requests due to illness or other extenuating circumstances are considered on a case-by-case basis.
• The request must be submitted via email.
• Relevant supporting documentation must be provided.
• Cancellation is subject to the accommodation provider's approval based on satisfactory evidence.
• Written confirmation will be provided if the cancellation request is approved.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
