Booking Deposit

• A 2-week deposit is required when booking to reserve the room.
• The 2-week deposit will be applied towards rent.

Security Deposit

• A bond equivalent to 4 weeks' rent must be paid before check-in.
• The timeframe for receiving the bond refund is not determined by the property because the bond is lodged with the relevant state authority.

Pay In Instalment

• Students can choose to pay rent fortnightly.
• Rent payments will then be collected automatically when due.
• Students can also choose to pay their rent in full.

Mode Of Payment

• Fortnightly rent payments are made through Direct Debit.
• Students paying rent in full must pay by credit or debit card via the Student Portal.
• Rent can generally be paid by Direct Debit or through the Student Portal.
• Bank transfer may be available in some instances; students should contact the property team for further information.
• Credit or debit card payments through the Student Portal can be made from international bank accounts.
• Fortnightly Direct Debit payments require an Australian debit card.

Additional Fees

• A break lease fee equivalent to 2 weeks' rent applies when a tenancy is cancelled less than 30 days before the agreement start date.
• An admin fee may apply when a student changes rooms.
• An admin fee may apply when a student moves out early and finds a replacement tenant.
• Laundry machines incur an additional usage charge.
• Parking may be available at an additional cost.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

No Visa No Pay

• If the student has not received their visa to study in Australia, they must notify the relevant property in writing no less than 7 days prior to the agreement start date.
• The student must provide sufficient evidence clearly showing that they cannot enter Australia.
• A written letter from the Department of Immigration and Border Protection (DIBP) confirming that the student has been refused a visa is required.
• A copy of the visa refusal notice issued by the DIBP should accompany the cancellation request.
• The cancellation request and supporting evidence must be submitted to the property where the booking is held.
• The property manager will assess the cancellation request and advise whether it has been accepted under the policy.
• The property manager's decision is final.
• If sufficient evidence and the required notification are provided within the specified timeframe, the student will not be penalised.
• Payments made to date can either be refunded or transferred to a new agreement at a later date, and the current agreement will be cancelled.
• Any advance rent paid to the property as part of the deposit will be refunded within 14–28 days.
• The timeframe for refunding the bond is not determined by the property, as bonds are lodged with the relevant state authority.
• The student may choose to continue with the agreement while awaiting visa approval and will then remain liable for all ongoing obligations under the agreement.

No Place No Pay

• If the student has not been accepted into their university, they must submit a written cancellation request to the relevant property within 72 hours of receiving notification from their relevant institution.
• Supporting documentation from the tertiary admissions centre must accompany the cancellation request.
• The cancellation request and supporting documentation must be submitted to the property where the booking is held.
• The property manager will assess the cancellation request and advise whether it has been accepted under the policy.
• The property manager's decision is final.
• If sufficient evidence and the required notification are provided within the specified timeframe, the student will not be penalised.
• Payments made to date can either be refunded or transferred to a new agreement at a later date, and the current agreement will be cancelled.

Early termination by students

• Students can move out before the end of their contract provided they find a replacement tenant for their room.

• The property will take care of the paperwork for the replacement tenant to take over the tenancy.
• Admin fees may apply.

Extenuating Circumstances

• An admin fee for changing rooms due to roommate-related issues may be waived if there are extenuating circumstances.

Other cancellation policies

• Tenancy agreements can be cancelled without penalty if written notice is provided to the relevant property at least 30 days before the agreement start date.
• If a tenancy agreement is cancelled less than 30 days before the agreement start date, a break lease fee equivalent to 2 weeks' rent will be charged.
• Cancellation requests must be submitted in writing to the relevant property where specified under the applicable cancellation policy.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
