Security Deposit

• A security deposit of £250 is required and must be paid by 11 September.
• Room keys will not be issued until the security deposit and the first instalment have been received.
• The security deposit is held as security against unpaid accommodation fees, damage, cleaning charges, replacement of missing items or keys, and other breaches of the tenancy agreement.

Additional Fees

• A £50 administration fee applies for an approved room change.

Mode Of Payment

• Credit card and debit card payments are accepted through the property's online card payment portal.
• Payments can be made via Flywire using Open Banking, bank transfers, Alipay, and international PayPal.
• Direct bank transfer payments can be made using Easy Transfer, local bank transfer, and Net Banking.

Pay In Instalment

• Accommodation fees may be paid in 3 instalments on the dates specified in the Tenant Residence Agreement.
• Alternatively, tenants may pay the full accommodation fees by the first instalment due date.
• Number of instalments: 3
• Instalment 1: Due on 18 September 2026.
• Instalment 2: Due on 13 January 2027.
• Instalment 3: Due on 28 April 2027.

Cooling Off Period

• A 7 working day cooling-off period applies if the agreement was not signed in the presence of a property staff member.

Early termination by students

• Tenant remain liable for the accommodation fees for the full licence period unless the conditions for an approved early release are met.
• Tenant wishing to leave before the end of the licence period must notify the accommodation team in writing.
• Tenant must pay all outstanding accommodation fees and other charges before being released from the agreement.
• A £50 administration fee applies for an approved early termination.
• If a Tenant returns the keys more than 4 weeks before the licence end date without completing the required early termination process, the property will attempt to find a replacement occupant, but the student remains liable until a replacement occupies the room.
• Tenant must inform the accommodation administration team in writing if they intend to move out before the licence period ends.

Replacement Tenant Accepted

• The tenant must find a suitable replacement occupant.
• The replacement occupant must be approved by the property at its absolute discretion.
• The replacement occupant must not already be living in accommodation provided by the property.
• The replacement occupant must enter into a new accommodation agreement immediately after the current tenant leaves.
• The property may assist in finding a replacement but is not obliged to accept a proposed replacement.
• The tenant remains liable for accommodation fees until the approved replacement occupies the room.
• Fees paid for the replacement period will be refunded within 28 days after the replacement occupant's fees are received.
• A £50 administration fee applies.
• Tenant must not hand over room keys directly to the replacement occupant.

No Visa No Pay

• If the student does not successfully obtain their visa, the property will request confirmation of the visa refusal.
• Upon receiving confirmation, the property will cancel the student's accommodation offer.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
