Booking Deposit

• A non-refundable advance rent payment equivalent to two weeks’ rent is required at the time of booking and will go towards the student’s stay.

Pay In Instalment

• Rent is due fortnightly after the initial two weeks’ advance rent payment.
• For bookings of four weeks or less, full payment of the stay is required at the time of booking.

Mode Of Payment

• The security deposit can be paid by credit card or bank transfer.

Security Deposit

• For a booking of four weeks or less, full payment of the stay is required at the time of booking, along with a $250 security deposit.
• For stays of 5 to 13 weeks, four weeks’ payment is required at the time of booking, along with a $500 security deposit.
• For stays of 13 weeks or more, four weeks’ payment is required at the time of booking, along with a $1,000 security deposit.

Additional Fees

• For bookings of 5 to 13 weeks, a $100 cleaning fee is deducted from the security deposit.
• For bookings of 13 weeks or more, a $200 cleaning fee is deducted from the security deposit.
• For bookings of four weeks or less, no standard cleaning fee applies; however, an additional cleaning fee may be charged if the room requires extra cleaning at check-out.
• The provided policy text additionally specifies: $10 per shopping bag for rubbish left behind; $50 per item for hard rubbish, e-waste, or prohibited bin items; and carpet cleaning charges starting from $50.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

No Visa No Pay

• If the student does not receive a visa or placement to study in Australia, no cancellation penalty will be charged.
• The provided policy text states that visa-related cancellations are fully refundable upon provision of evidence; however, the uploaded booking confirmation only states that no penalty will be charged.

Early termination by students

• After check-in, the student must provide four weeks’ written notice and pay rent for the full four-week notice period.
• If four weeks’ notice is provided, 50% of the security deposit will be refunded, provided the room is left in good condition. The student may remain in the room during the four-week notice period.
• If four weeks’ notice is not provided, all rent paid in advance and the full security deposit will be forfeited.
• If the actual length of stay differs from the tiered rate originally booked, the student will be charged the applicable rate difference.

Other cancellation policies

• A booking can be cancelled by providing written notice at least 30 calendar days before the booking start date. The security deposit will not be refunded.
• Failure to provide valid proof of enrollment before check-in, or within two weeks for last-minute bookings, may result in cancellation of the booking.
• The property may cancel and release a booking if the required two weeks’ advance rent is not received within 48 hours of the booking confirmation email.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
