Security Deposit

• A security deposit is required for all bookings, regardless of the length of stay.
• For bookings of 4 weeks or less:
• Security deposit: $250 and full upfront rent.
• For bookings of more than 4 weeks and up to 13 weeks:
• Security deposit: $500 and 2 weeks' rent paid upfront.
• For bookings of 13 weeks or more:
• Security deposit: $1,000and 2 weeks' rent paid upfront.
• The security deposit may be retained if the reservation is cancelled after check-in.
• The room must be left clean, tidy, free of rubbish, and without damage.
• Cleaning charges may be deducted from the security deposit where applicable

Pay In Instalment

• For bookings of 4 weeks or less:
• Full payment of the stay is required at the time of booking.
• For bookings of more than 4 weeks:
• Rent needs to be paid in every 2 weeks

Mode Of Payment

• Visa.
• Mastercard.
• AliPay.
• Direct Deposit (available for longer stays).
• A credit card processing surcharge applies to credit card payments

Guarantor Requirement

• No guarantor is required

Additional Fees

• A AUD 200 cleaning fee is deducted from the security deposit at check-out.
• The AUD 200 cleaning fee may be waived for stays of 4 weeks or less.
• Linen Pack Single: $120 for studio and The Annex twin rooms. Includes a pillow, pillowcase, quilt, quilt cover, fitted sheet, bath towel, hand towel, face cloth, and bath mat.
• Linen Pack Queen: $160 for Studio Deluxe rooms. Includes two pillows, two pillowcases, a quilt, quilt cover, fitted sheet, bath towel, hand towel, face cloth, and bath mat.
• Linens to Rent Single: $50 for stays of 1–4 weeks. Includes a pillow, pillowcase, quilt, quilt cover, single flat sheet, towel, and bath mat.
• Linens to Rent Queen: $60 for stays of 1–4 weeks. Includes a pillow, pillowcase, quilt, quilt cover, single flat sheet, towel, and bath mat.
• Optional linen laundry service: $20 per week for single linens and $30 per week for queen linens.

Booking Deposit

• Students must pay two weeks in advance to reserve the room.

Cooling Off Period

• Bookings cancelled more than 30 calendar days before the reservation start date require written notice to the property.
• For cancellations made more than 30 calendar days before the reservation start date, the booking deposit will not be refunded.
• If a cancellation is made less than 30 days before the booking check-in date or after the agreement has commenced, the student is considered to be in breach of the Terms and Conditions.
• For cancellations made less than 30 days before the booking check-in date or after the agreement has commenced, the rent paid in advance and the security deposit may be retained.

Early termination by students

• Students may cancel after check-in by providing 4 weeks' written notice.
• Students must pay rent for the 4-week notice period.
• A 50% refund of the security deposit will be granted if the room is left in good condition.
• Students may continue staying in the room during the 4-week notice period.
• If 4 weeks' written notice is not provided, all rent paid in advance and the full security deposit will be forfeited.

No Visa No Pay

• A full refund will be granted if the booking is cancelled due to the student being unable to obtain an Offer of Enrolment or a Student Visa.
• Written verification confirming the refusal of the Offer of Enrolment and/or Student Visa must be provided.
• Any applicable bank fees remain the responsibility of the applicant.

No Place No Pay

• A full refund will be granted if the student is unable to obtain an Offer of Enrolment to study in Australia.
• Written verification confirming the refusal of the Offer of Enrolment must be provided.
• Any applicable bank fees remain the responsibility of the applicant.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
