Booking Deposit

• Amount: £150.
• Due when the application is completed.

• For 2025/26 AY:
• The first instalment is due on 1st August 2025.
• Subsequent instalments are due on the dates listed in the Tenancy Agreement.

Guarantor Requirement

• For 2025/26 AY:
• All applicants are required to nominate a guarantor.
• Not required if paying the full rent upfront.
• The guarantor must be over 18 years old.
• The guarantor cannot live with the tenant (unless they are a parent or guardian) or live in another property managed by the property.
• The guarantor must pay rent if unpaid by the tenant and cover costs resulting from breaches of the tenancy.
• Required documentation:
• Photo ID (e.g. a valid passport).
• Proof of residence (e.g. a recent utility bill or bank statement dated within the last 3 months).
• For 2026/27 AY:
• A guarantor is required unless the tenant pays the full rent upfront.
• A guarantor can be international or UK-based.

Cooling Off Period

• For 2025/26 AY:
• 72-hour cooling-off period available if booked online or by phone and accommodation has not been viewed in person.
• Reduced to 24 hours from 1st August 2025.
• Cancellation allowed provided the tenant has not moved in.
• To cancel, email the Residents’ Team with the subject line: “Cooling Off Period Cancellation.”
• Refunds processed within 10 working days.
• For 2026/27 AY:
• 72-hour cooling-off period available if booked online or by phone and accommodation has not been viewed in person.

No Visa No Pay

• Cancellation allowed before the tenancy start date if unable to obtain a visa to enter the UK.
• Supporting evidence (e.g. visa refusal) must be provided to the Residents’ Team within 72 hours of receipt.
• Holding deposit refunded if evidence is provided.
• If notification received after tenancy start date, the tenant remains responsible for rent payments up to the date evidence is provided and release is confirmed.

No Place No Pay

• Cancellation allowed before the tenancy start date if required grades to attend the chosen university are not received.
• Cancellation allowed before the tenancy start date if grades needed to continue studies are not achieved.
• Supporting evidence (e.g. UCAS notification) must be provided to the Residents’ Team within 72 hours of receipt.
• Holding deposit refunded if evidence is provided.
• If notification received after tenancy start date, the tenant remains responsible for rent payments up to the date evidence is provided and release is confirmed.

Replacement Tenant Accepted

• Allowed if the tenant wishes to end the tenancy early and does not meet other specific criteria.
• The replacement tenant must be acceptable to the landlord.
• The new tenant signs a new agreement, which may be at a different rent to match the current market rate.
• Conditions for acceptance:
• The rent account must be fully up to date.
• Any rent owed up to the leaving date must be paid.
• Liability ends once the replacement tenant has signed and paid.
• Until a replacement is found, the original tenant remains responsible for the rent until the original end date.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
