Security Deposit

• Amount: One month’s rent

Pay In Instalment

• Rent paid monthly
• Due by the 6th of each month
• Late payment fines: €10 after 16th, €30 after 26th
• First month’s rent due in full regardless of move-in date

Guarantor Requirement

• Guarantor usually required
• Must be a French tax resident and financially solvent
• Income must be approximately 3x monthly rent
• If no guarantor in France, Garantme service available
• Documents required: valid ID, school certificate/proof of enrollment, guarantor’s income proof (pay slips/tax documents), proof of address

Booking Deposit

• File fee: One month’s rent
• Type: Non-refundable booking deposit
• When paid: At booking

Additional Fees

• Smoking Damages: May incur additional charges.
• Pets: Small pets allowed but require an additional security deposit for potential damages.

Cooling Off Period

• Within 7 days of booking: No charge; full refund issued
• Up to 1 month before planned arrival date: 50% of booking fee charged
• Up to 15 days before planned arrival date: 100% of booking fee charged
• Up to 7 days before anticipated start date: 100% of application fee + ½ month’s rent charged
• After planned arrival date: 100% of booking fee + 1 month’s rent charged

Early termination by students

• Allowed with 1-month legal notice period
• Notice methods: Registered mail with acknowledgment of receipt OR direct handover to residence manager
• Liability continues until notice period ends

No Visa No Pay

• Condition: Visa refusal
• Proof requirement: Official documentation confirming visa denial
• Timeframes:
• Up to 15 days before planned entry date: Free cancellation, full refund of booking fee, rent, and deposits
• Between 14 days before and planned arrival date: Refund of security deposit + 1 month’s rent; booking fee not refunded
• After planned entry date: Refund of security deposit only; booking fee + 1 month’s rent charged
• A copy of the student's visa must be submitted no later than 15 days before the contract start date.
• Accommodation certificates can be provided after the application fees have been paid to support the student's visa application process.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• 1. Small pets are generally allowed, but this may vary depending on residence.
• 2. A security deposit might be required to cover any potential damage caused by pets.
• 3. Residents are responsible for any damages or disturbances caused by their pets.
• 4. It is advisable to check with the specific residence manager regarding pet permissions and rules.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
