Booking Deposit

• A holding deposit is required to confirm the booking.
• The holding deposit is deducted from the first rental payment after the tenancy offer is accepted.

Pay In Instalment

• With a UK-based guarantor or approved guarantor service, installments can be paid in July, August, September, January and April.
• Without a guarantor, installments can be paid in July, August, October, December and February.
• Students can alternatively pay in full.
• Payment dates are specified in the tenancy agreement, with the first instalment typically due before move-in around July.

Mode Of Payment

• Payments can be made through the property website online portal.
• Major debit and credit cards and bank transfers are accepted.
• Future card payments under the tenancy agreement are authorised when the offer is accepted.
• Card payments are subject to validation and authorisation by the card issuer.
• If the card issuer refuses payment authorisation, the booking will not be accepted.

Guarantor Requirement

• A UK-based guarantor or approved guarantor service is required for the instalment plan aligned with UK student finance payments.
• Without a guarantor, the shorter instalment schedule is available.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

• For bookings made between 1st October and 31st July for the forthcoming academic year commencing 1st September, students can cancel in writing or by email within 48 hours of accepting and completing the tenancy online.
• For bookings made after 1st August for the forthcoming academic year, there is no cooling-off period and the booking cannot be cancelled.
• For bookings made during and for the current academic year (1st September to 31st August), the booking cannot be cancelled once the tenancy offer has been accepted.
• Cancellation during the 48-hour cooling-off period is subject to not having collected the keys.

No Visa No Pay

• If a student is unable to obtain a visa to study at a UK University, they can be released from the tenancy agreement and receive a full refund, provided written evidence of the visa refusal is submitted.
• Evidence must be provided within one week of notifying property management that the visa cannot be obtained.
• If the tenancy has commenced but the keys have not been collected, the student will be charged from the Tenancy Start Date until the date the required visa refusal evidence is provided.
• If the tenancy has commenced and the student has collected the keys before the visa application is declined, they remain responsible for the rent for the duration of the contract.

No Place No Pay

• If a student's place at their preferred/current University/Higher Education Institution is withdrawn because they did not achieve the required entry grades or pass their end-of-year exams, they may be eligible for release from the tenancy agreement.
• Prospective first-year undergraduate students may also be eligible for release if they choose to attend a University in a different city because they exceeded their expected grades.
• Required evidence includes a written rejection letter from the university/college, UCAS confirmation, or proof of acceptance of the new university through UCAS adjustment.
• Documents must be received within 7 calendar days from the date results are published or by 1st September, whichever is sooner.
• Once the required documentation is verified and accepted, the agreement will be cancelled and the holding deposit refunded in full.

University Course Cancellation/Modification

• If the student does not achieve their university grades and is unable to attend their chosen university, they can cancel their booking without penalty.
• Official proof must be provided within the required timeframe.

Early termination by students

• Once the tenancy agreement is completed, the student is legally bound by its terms and liable for the amounts due.
• Once the keys have been collected, the booking cannot be cancelled and the student remains liable under the Tenancy Agreement.

Other cancellation policies

• If a holding deposit has been paid but the tenant fails to complete the booking or declines the tenancy offer, property management reserves the right to retain the holding deposit in lieu of costs incurred.
• Summer tenancy cancellations may be possible if requested at least two weeks before the summer tenancy start date and supporting evidence is provided, such as evidence of no summer course or inability to meet offer conditions.
• If the required evidence is not provided for a summer tenancy cancellation, property management reserves the right to retain the holding deposit.
• If the property management cancels the summer lease, the holding deposit will be refunded.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
